Dynamic Pricing automatically adjusts nightly rates based on demand, seasonality, local events, and market trends. This allows hosts to stay competitive and optimize revenue without manually updating prices.

This article explains how Dynamic Pricing works specifically on the Essentials subscription plan, including trial details and billing.

How Dynamic Pricing works on the Essentials Plan

Dynamic Pricing on the Essentials plan functions the same as on paid plans. The only difference is how it is billed after the trial period ends.

Free trial

When Dynamic Pricing is first enabled, a trial is automatically applied.

  • The trial starts when Dynamic Pricing is activated on any property

  • Trial ends after 30 days or the first 3 bookings (whichever comes first)

  • A booking counts as soon as it is confirmed, even if it is later canceled

  • Bookings made during your Hospitable free trial period/Mogul trial also count toward the 3-booking limit

  • Once it starts, the free trial continues running even if Dynamic Pricing is turned off. It cannot be restarted.

The Dynamic Pricing trial is applied at the account level, not per property.

You can track your Dynamic Pricing free trial status directly in the app.

Pricing after the trial

Once the trial ends, Dynamic Pricing remains active unless you turn it off. If Dynamic Pricing remains enabled, you'll be charged $15 USD per property per month (this can vary based on your billing currency's rate if you're not billed in USD).

Charges apply only to properties where Dynamic Pricing is enabled, or on properties that had it enabled at some point during the billing cycle.

Billing timing

Dynamic Pricing charges are added to your existing billing cycle.

Charges are not applied immediately as a separate transaction—they are included in your regular billing cycle.

Managing Dynamic Pricing Subscription

You have full control over where Dynamic Pricing is applied.

  • Enable or disable it per property at any time

  • Use it on as many properties as needed

  • View clear indicators in the app showing:

    • Remaining trial time

    • When billing will begin

  • You can disable it at any time from your property's calendar:

    • Open the calendar

    • Click on Dynamic Pricing On

    • At the bottom of the menu, click on Turn off dynamic pricing

When to use Dynamic Pricing

If you’re unsure whether Dynamic Pricing is right for you, try it risk-free during the trial and see the impact on your bookings. Dynamic Pricing is most valuable if you:

  • Want to stay competitive automatically

  • Don’t want to manually adjust rates daily

  • Are looking to increase occupancy and revenue
