Hospitable gives you several ways to control pricing for your property. This article explains each method and how they interact.
All pricing changes made in Hospitable are automatically pushed to your connected booking platforms (Direct, Airbnb, Vrbo, Booking.com).
Limitation: Hospitable cannot update pricing if your listing or channel is calendar-restricted.
Pricing Priority Order
When multiple pricing methods apply to the same date, Hospitable uses this priority order (highest to lowest):
Dynamic Pricing (Hospitable's or an external software) — overrides manual edits and base rates
Manual calendar edits — overrides base rates
Nightly rate / Weekend rate (base rates) — default fallback
After these sources, the following are applied (if relevant):
Rule-set pricing adjustments are applied on top of whichever source set the price.
Lastly, markup rates are applied. For example, if PriceLabs sets a rate of $200 and you have a 10% Airbnb markup, Hospitable pushes $220 to Airbnb. Learn more about markup rates here.
Method 1: Set a Nightly Rate and Weekend Rate
Nightly and Weekend rates are your default base prices. They apply to all dates that do not yet have a price (e.g., when new dates on your calendar open), and will remain in place until they are overridden by any other source.
Go to Properties → select your property
Click Pricing
On the Base price tab, set your rates:
Nightly rate — applies to all nights by default
Weekend rate — applies to Friday and Saturday nights only (Sunday is not counted as a weekend night)
Click Save
Method 2: Manually Edit Pricing in the Calendar
Manual edits let you override calendar pricing for specific dates.
Go to your Calendar (either the main Calendar page or Properties → select a property → Calendar)
Click on the date you want to change (or click a start date and end date to select a range)
If you select more than one week, a day-of-week selector appears — deselect any days you don't want to change (red box in the screenshot below)
Enter the new price in the Price field.
Once you add a price manually, you'll see the total price we'll push to the platforms with markups added in the box that appears (green box in the screenshot below)
Click Save (blue arrow in the screenshot below)
Manual edits override the pricing on your calendar.
If you use an external dynamic pricing tool, manual edits may be overwritten the next time your pricing tool syncs. To lock in a manual price, set a date-level override in your pricing software first.
Method 3: Adjust Pricing With Rule-Sets
Rule-sets let hosts dynamically adjust pricing on certain dates, based on the price set by manual edits, Nightly and Weekend rates, Hospitable’s dynamic pricing tool, or an external dynamic pricing tool.
In a rule-set, you can configure:
Price adjustment — a percentage increase or decrease applied on top of the existing rate on your Hospitable calendar
Min price — a floor price (used by Hospitable's Dynamic Pricing)
Max price — a ceiling price (used by Hospitable's Dynamic Pricing)

Pring adjustments applied by a rule-set will be pushed to all listings on your property.
Method 4: Use Hospitable's Dynamic Pricing
Hospitable's built-in Dynamic Pricing automatically adjusts nightly rates based on market demand, seasonality, and other factors for up to 24 months of your calendar.
You can customize your settings and pricing strategy to align them with your goals.
Key behavior:
Manual edits override Dynamic Pricing — if you manually set a price, Dynamic Pricing will not change it
Rule-set adjustments are applied on top of Dynamic Pricing rates
Method 5: Use an External Dynamic Pricing Tool
You can connect a third-party pricing software (PriceLabs, Beyond, Wheelhouse, DPGO, and others) to set rates in Hospitable. See our list of integrations here.
When connected, your pricing tool sends rates to Hospitable, and Hospitable pushes them to your booking platforms.
Your external pricing tool should be connected to Hospitable only — not directly to booking platforms. If it's connected to both, it can cause conflicts and unpredictable pricing. Learn more in Troubleshooting Pricing Discrepancies Between Hospitable and External Dynamic Pricing Software.
How Markup Rates Affect Your Pricing
Markup rates let you adjust the price sent to each booking platform individually. Markups are always applied after the nightly rate is determined, regardless of which pricing method set it.
Example:
Hospitable nightly rate: $100
Airbnb markup: 10%
Price pushed to Airbnb: $110

To stop overrides, disconnect the external dynamic pricing tools from your Hospitable account. This can be done on the pricing tool itself, or on Hospitable by going to:
Settings > Integrations
Go to the pricing software
Press "Remove access" for the tool you want to disconnect.
