With listing management, you can create and publish Booking.com listings directly from Hospitable.
Hospitable integrates with Booking.com to manage all the listing content necessary for a short-term rental. This management includes, but is not limited to:
Basic listing details such as name, category, location, etc.
Images
Charges, taxes, and fees
Property details such as room counts, beds, check-in/check-out times, facilities/amenities, occupancy limits
⚠️ This feature is currently in public beta. This means that we cannot yet support the following:
Financial settings:
We will only set your invoice details under financial settings. All other configuration and details are expected to be managed by hosts.
Facilities & room amenities (partially):
We currently only manage the facilities listed in Facilities.
Booking.com requires a few facilities to be explicitly marked present or missing in order to open a listing to reservations. Hospitable manages all the required facilities.

Create a Booking.com Listing
You can start the process by opening your Property page (Properties > select the property) and clicking on Continue next to List on Booking.com.
Follow the steps to create your listing.
Important Things to Know
1. Get familiar with Extranet
Extranet is Booking.com’s interface for hosts & property owners. In there, you can…
Find all the details about your listing,
See your calendar (availability & rates),
See your reservations & booking requests,
Sign/accept the contracts and agreements Booking.com requires,
And more.
You can reach Extranet at admin.booking.com.
First time accessing Extranet
If you have created your Booking.com host account through Hospitable, you will need to go through the password resetting process first.
Enter your email address on the login form of Extranet.
Click “Forgotten your password?”
Click “Send reset link”
Check your email inbox, and follow the process as outlined in the email.
2. However, do not make changes to your listing in the Extranet
Hospitable’s systems continuously update your listing content to keep it up-to-date with your Hospitable data. This means that any changes you make to managed content will be overridden within 2 hours.
Managed content refers to all configuration under Property menu of Extranet, excluding the unsupported parts listed above.
If there is anything in your listing that you would like to change, tell us about them. We are constantly improving our listing content management to suit our hosts’ needs better.
3. Set up your financial settings
Booking.com currently does not allow third-party integrations to view or configure financial settings. Therefore, you will need to set up all your financials.
To do this, go through all the pages under the Finance menu in Extranet.
4. Sign the Booking.com Accommodation Agreement
If you have created your Booking.com account through Hospitable, as soon as the account was created, you have received an email with the subject line “Booking.com - Start partner account registration”. There is a link in that email to sign the agreement between you and Booking.com. Follow the link, and complete the agreement process.
5. Go live at your own pace
Your listing is closed to reservations when it’s first created, and you will need to open it when you're ready. That means guests won’t find you on Booking.com until you want them to.
When you’re comfortable with the configurations and the contents of your listing, you can change the status of your listing through Hospitable. Go to the property page in Hospitable app, and click three dots on your Booking.com listing reference > ‘List listing’.
The following are requirements for going live with your listing:
The accommodation agreement is signed.
Your financial details are in order.
Your listing has the necessary data to go live.
Hospitable app will tell you if there is anything missing when you attempt to go live.
Common Errors when Publishing Your Listing
If you cannot list your Booking.com listing, please check the following errors and remedies:
Property has pending photo requests
This error indicates that images have been transmitted successfully to Booking.com, but their team is still manually reviewing them. This process can take a few minutes, up to a few hours.
License required, but not found
If you encounter a license-related error when attempting to make your listing live on Booking.com, you'll need to update your license information in the Extranet.
Required steps:
Navigate to Property > General Info and Property Status and enter your license details
Update information in Property > Room Details
