Restricting Check-in or Checkout

How to set check-in and checkout restrictions on your Hospitable calendar and rule-sets, and how they work.

Hospitable's calendar allows you to restrict check-in or checkout for specific days across all of your connected channels. This means that you now have control over exactly how your available days can be used, whether they're available for guests to check in, check out, or just stay through. This feature becomes particularly powerful when managing bookings across multiple platforms, ensuring consistency and avoiding scheduling conflicts.


When Check-in or Check-out Restrictions Are Useful

Check-in and check-out restrictions are used to:

  • Restrict check-ins or check-outs on dates that you do not want to accept check-ins or check-outs on.

  • Restrict check-ins or check-outs on dates where you cannot facilitate check-ins or check-outs

  • Restrict check-ins or check-outs on dates you are still happy to allow guests to stay during those dates, provided they check-in or check-out on different dates.

For example: You don't want to allow someone to check-in or check-out on Thanksgiving day, but you are happy to allow someone to check-in the day before and check-out the day after.


How to Set or Create Check-in and Checkout Restrictions

To adjust your availability and set check-in or checkout restrictions:

  1. Click on any date (or series of dates) on your single or multi-property Calendar. When you set a day as Available, you'll see the option to mark Check-in and Checkout as available or restricted:

    If your selected range of dates and properties all have the same availability setting, we'll display the value; if the values differ, we don't show any value. If you want to check the current setting for a date, try selecting only a single date and single property.

  2. Make any changes by clicking on the X (to block Check-ins or Checkouts) or checkmark (to allow Check-ins or Checkouts).

    Note: You cannot make edits if that date already has a reservation. For example, if a guest is checking out on June 15, you will be unable to restrict Checkouts for that date.
    ​Additionally, for maintaining consistency and preventing conflicts, avoid making manual check-in or checkout adjustments directly on external platforms like Airbnb or Vrbo; centralize these changes within Hospitable.

  3. Press Save.


How Restrictions Affect Your Channel Calendars

When you set check-in day, checkout day, or minimum/maximum stay restrictions, these rules can cause certain dates to appear blocked or unavailable on your connected channels (like Airbnb), even though those dates show as available in Hospitable.

This happens because channels like Airbnb evaluate whether a guest can actually complete a valid booking on a given date. If your restrictions make it impossible for a guest to check in or check out on that date, and a guest cannot otherwise stay over on that date, the channel will display it as blocked.

Understanding "available" vs. "bookable":

  • Available in Hospitable = the calendar date is open (not manually blocked, no reservation)

  • Bookable on Airbnb = a guest can actually select that date to start or end a stay, given your restrictions

A date can be available but not bookable. This is the most common reason hosts see dates blocked on Airbnb that appear open in Hospitable.

Common scenarios:

  • Check-in restricted to specific days (e.g., Friday only) + minimum stay of 3+ nights + Sunday is booked β†’ Friday and Saturday will appear blocked in your Airbnb calendar, and to guests who are looking to book, as a stay starting on Friday or Saturday is impossible.

  • Checkout restricted to specific days (e.g., Sunday only) β†’ Dates that would require a checkout on a non-allowed day become unbookable.

  • High minimum stay (e.g., 7 nights) β†’ Short gaps between reservations become unbookable because they're shorter than the minimum.

  • Check-in or checkout restricted on the day before and after the day in question. For example, if you have a gap night on Thursday and a checkout restriction on Friday, Thursday will be unbookable because your guest won't be able to select Friday as their checkout date.

If you see dates blocked on Airbnb but available in Hospitable, check your restrictions first. Try temporarily removing them to see if the dates open up. This is the fastest way to confirm whether restrictions are the cause.

Check-in and check-out restrictions created with a rule-set work in the same way as normal restrictions. However, they are only applied to dates or periods to which the rule set applies.


Troubleshooting Scenarios

If restrictions applied in Hospitable don't align with expected availability, check connected platforms like Airbnb for overlapping rules. External settings from Airbnb or third-party integrations might override your preferences. To resolve these issues, adjust connected platform settings or rule sets accordingly.
