⚠️ Hospitable is gradually rolling out changes to our Airbnb connection in Sep/Oct of 2024. This article addresses new functionality that may not be available to all customers yet.

Hosts who have connected their Airbnb accounts via our upgraded connection, can now manage availability rules for their properties directly from Hospitable. These changes are also pushed to any connected Booking.com, VRBO, and Direct listings.

The Availability page can be found by opening any of your properties in Hospitable and looking in the inner left sidebar. If you don't see it there, your Hospitable account might not have access to this feature just yet.

Max Stay

The maximum length of stay is a required value for Airbnb. Your max stay must be longer than any minimum stay you set from the Hospitable calendar. The maximum value you can set is 1125 days.

Restricting Check-in and Checkout

You can set specific days of the week that are available for stay-through but that do not allow guests to check-in or checkout.

Some hosts use this feature in combination with minimum length of stay to make sure they protect valuable weekend stays by, for example not allowing checkout on Saturday and not allowing check-in on Sunday.

You can also restrict check-in and checkout for specific days from Hospitable's calendar. This is a good feature to use to restrict checkout on holidays, when it can be difficult to find a cleaner.

Preparation Time

This rule lets you schedule turnover time between stays by automatically blocking one or two days before and after each new reservation. Set preparation time to None to disable the feature.

Advance Notice

What is the minimum lead time you need between a booking and check-in? You can give yourself as much as seven days lead time or as little as 11:00pm on the day of check-in for hosts with fully automated properties.

Airbnb-only: If you toggle on the option to Allow requests with shorter notice, your Airbnb calendar will still appear as bookable inside the advance notice window, but instant book will be disabled and guests can only make a booking request.

Availability Window

This feature controls how far in advance your guests can make bookings. The minimum availability window is one month and the maximum is 24 months.

Alternatively, you can disable the feature by setting your availability window to None, which means your calendar defaults to available.
