Learn how to insure guest stays, choose your coverage, manage protection across your properties and submit claims in Hospitable.

Now in pilot. Hospitable Protect is in private pilot in the United States. To request to join the pilot, please complete this form.

Guest Damage Insurance lets you pay to insure each stay against guest damage, with a coverage limit you choose.

Set it up through Protect, select the properties and booking channels it applies to, and choose whether to include eligible existing bookings. Once activated, insurance applies automatically to eligible new bookings within your selected scope. You can submit and manage claims directly in Hospitable.

What are Property Protection Policies?

A property protection policy saves the coverage settings you want to use and the properties and booking channels they apply to.

You can use one policy across several properties or create separate policies with different coverage limits. For example, you could choose $3,000 of contents coverage for Booking.com reservations and $5,000 for Airbnb reservations at the same property.

What does Guest Damage Insurance cover?

Guest Damage Insurance is designed for guest-caused damage. It is not homeowners or renters insurance, or a general maintenance and repair plan.

You choose a contents coverage limit of $1,500, $3,000, $5,000, $10,000 or $25,000. The other included coverage limits remain the same across these options.

Linens are included within contents coverage. Pet-caused damage is assessed according to what was damaged: damage to furniture or linens falls under contents, while damage to flooring may fall under real property coverage and its deductible.

Common examples of claims

Commonly approved submissions for guest-caused damage:

  • Carpet cleaning following a spill.

  • Damage to appliances and furniture.

  • Screen door damage.

  • Damage to housewares and linens.

What isn’t covered?

The program does not protect against:

  • Gross negligence.

  • Willful destruction of property.

  • Normal wear and tear.

  • Theft without a valid police report.

  • Guests’ personal property.

  • Property damage caused by any motorized vehicle.

How much does Guest Damage Insurance cost?

The price depends on your selected contents limit and the length of the reservation. All prices below are in USD

Contents coverage

Stays of 1–5 nights

Stays of 6+ nights

$1,500

$26 per reservation

$5.20 per night

$3,000

$28 per reservation

$5.60 per night

$6.40 per night

$10,000

$41 per reservation

$8.20 per night

$25,000

$53 per reservation

$10.60 per night

For stays of six nights or more, the nightly rate applies to the entire reservation. It is not the flat reservation price plus a charge for the additional nights.

For example, with $3,000 of contents coverage:

  • A five-night stay costs $28 in total.

  • A six-night stay costs $33.60 in total: six nights × $5.60.

When will I be billed?

You won’t be charged for all selected reservations during setup. Each reservation is billed at checkout, based on its final stay length.

Which bookings can be included?

You can configure Guest Damage Insurance for eligible reservations from Airbnb, Booking.com, Vrbo and Direct bookings, across your selected properties. Manual reservations and owner stays are not eligible.

During setup, choose between:

New bookings only -

  • Automatically insure eligible bookings accepted after you activate this policy.

New and existing bookings

  • Automatically insure eligible bookings accepted after you activate this policy, plus eligible existing pre-check-in bookings.

You’ll see the eligible existing reservations and can select which ones to include.

Important: Existing bookings must be added before their check-in date. A reservation checking in today cannot be included, even if its scheduled arrival time has not yet passed.

How to set up Guest Damage Insurance

  1. Go to Properties > Property protection in the main navigation.

  2. Select Add protection.

  3. Choose your contents coverage limit and review the pricing and included coverage.

  4. Select the properties the policy should apply to.

  5. Select the booking channels.

  6. Choose New bookings only or New and existing bookings. If you include existing bookings, review and select the eligible reservations.

  7. Review your settings, accept the terms and select Activate Guest Damage Insurance.

Your policy applies wherever your selected properties are listed on a selected channel, including channels you connect to those properties later.

How to manage your policies

Open Property protection → Protection settings to view your saved policies. The list shows the configured contents limit, assigned properties and booking channels.

Edit a policy

Open the policy’s ⋯ menu and select Edit policy.

You can change the coverage limit, selected properties or booking channels. Review any changes to existing protection and pricing before saving.

To use different coverage on different channels at the same property, create separate policies with the appropriate channel selections.

Delete a policy

Open the policy’s ⋯ menu and select Delete policy.

Before you confirm, the deletion screen shows the affected properties, channels and upcoming reservations. Deleting the policy has different consequences depending on the reservation’s status:

Reservation

What happens

Upcoming reservations whose insurance is removed

They will no longer receive that Guest Damage Insurance, and you won’t be charged for it.

Reservations that have already checked in with insurance

They retain their existing protection and remain billable at checkout.

New bookings within the deleted policy’s scope

They will no longer receive insurance through that policy automatically.

Deleting a policy does not delete reservation records or existing claims, and it does not remove protection provided by another policy.

To remove only selected properties or channels, use Edit policy rather than deleting the entire policy.

How to check a reservation’s insurance

Open the reservation in your Inbox and find Property protection.

The Guest Damage Insurance section shows the reservation’s coverage and status. Depending on the stage of the reservation, you may see Upcoming, Active, Claim submitted, Completed or Cancelled.

How to submit a claim

You can report damage from the reservation in your Inbox.

  1. Open the reservation and select Submit claim under Property protection.

  2. Describe what happened and enter the incident date. If you don’t know when it happened, provide the discovery information requested in the form.

  3. Select the relevant incident categories and list the damaged items with their repair or replacement costs.

  4. Add supporting evidence, such as photos, receipts or repair estimates.

  5. Tell us whether you have already requested or received payment for the damage, and confirm your contact details.

  6. Review the claim amount and Claim against destination.

  7. Confirm that the details and evidence are accurate, then select Submit claim.

What happens after I submit a claim?

Go to Property protection → Claims to track its progress.

Open the claim to view its status, read and respond to messages from our third party provider, and provide additional evidence when requested. If the claim is approved and payout details are required, follow the link provided in the claim to submit those details securely.
