Guest Damage Insurance Eligibility and Reservations

Learn which hosts, properties, booking channels, and reservations are eligible for Guest Damage Insurance.

Written by Dawn Ginie Santoyo

Guest Damage Insurance is available to eligible US-based hosts who want to protect their properties against certain guest-caused damage during covered reservations.

You can choose which properties and booking channels to include when setting up your policy. You can also decide whether to cover only future bookings or include eligible existing reservations that have not yet checked in.

Not every reservation qualifies for coverage. Eligibility depends on the host's location, the property's location, the reservation type, and the settings of your Guest Damage Insurance policy.

Who Is Eligible for Guest Damage Insurance?

Guest Damage Insurance is currently available only when both conditions are met:

  • The host is based in the United States.

  • The insured property is located in the United States.

All eligible hosts and properties receive the same coverage types, limits, deductibles, and exclusions.

The only coverage limit you can customize is the contents coverage limit, which you select when setting up your policy.

Guest Damage Insurance is not currently available to hosts based outside the United States or for properties located outside the United States, even if the other eligibility requirement is met.

Which Booking Channels Are Eligible?

Guest Damage Insurance can cover eligible reservations from supported booking channels, including:

  • Airbnb

  • Vrbo

  • Booking.com

  • Hospitable Direct

You can apply a policy to all supported booking channels or select individual channels.

Cover all channels or specific channels

During policy setup, you can choose whether coverage applies to:

  • All channels: Eligible reservations from supported channels are included, including channels you connect in the future.

  • Selected channels: Only eligible reservations from the channels you select are included.

For example, if you select only Airbnb and Vrbo, reservations from other channels are not included under that policy.

If you choose all channels, a supported channel connected later can also be included without needing to select it individually.

Which Reservation Types Are Not Eligible?

Guest Damage Insurance does not cover:

  • Manual reservations: Bookings manually created in Hospitable.

  • Owner stays: Dates reserved for property owners.

These reservation types cannot be added to Guest Damage Insurance coverage, even if the property is included in an active policy.

Guest Damage Insurance covers eligible reservations from supported booking channels. Manual reservations and owner stays are excluded.

How Coverage Applies to New and Existing Reservations

When activating a Guest Damage Insurance policy, you can choose which bookings to include.

Option 1: Cover new bookings only

Choose this option if you want coverage to apply only to reservations created after the policy is activated.

Reservations that already exist when you activate the policy are not included under this option.

For example, if you activate a policy on November 10:

  • A qualifying reservation created on November 12 can be covered.

  • A reservation created on November 8 is not included, even if the guest has not checked in yet.

Option 2: Cover new and existing bookings

Choose this option if you want to cover both:

  • Eligible reservations created after policy activation.

  • Eligible existing reservations that have not yet checked in.

Hospitable displays the existing reservations that can be included, allowing you to select or deselect them.

For example, if you activate a policy on November 10 and a guest is scheduled to check in on November 15, that existing reservation can be selected for coverage.

Existing reservations that have already checked in cannot be added to Guest Damage Insurance coverage.

How to Choose Which Properties Are Covered

You can select the properties you want to include when creating a Guest Damage Insurance policy.

  1. Go to Protect → Policies.

  2. Select Check pricing or + Add protection, depending on whether you've already set up protection.

  3. Choose your contents coverage limit.

  4. Select the properties you want to insure.

  5. Choose the booking channels and reservation scope.

  6. Review the policy details and activate coverage.

Only eligible reservations associated with the selected properties and channels can receive coverage.

What Happens When You Change a Policy?

You can edit an existing Guest Damage Insurance policy to change its contents coverage limit, included properties, or booking channels.

Changes affect which reservations can receive coverage going forward.

Adding a property or channel

When you add a property or booking channel, eligible reservations can become covered according to the policy's booking scope and the reservations' eligibility.

Removing a property or channel

When you remove a property or booking channel, new reservations associated with the removed selection will no longer receive coverage through that policy.

Hospitable shows which properties or channels are being added or removed and explains the impact on reservations before you confirm the changes.

Editing or deleting a policy does not retroactively remove insurance from reservations that have already checked in.

How to review changes before saving

  1. Go to Protect → Policies.

  2. Find the policy you want to change.

  3. Open the policy's ⋯ menu and choose the edit option.

  4. Update the coverage limit, properties, or channels.

  5. Review the summary of changes and their effect on reservations.

  6. Confirm the changes.
