Guest Damage Insurance Coverage and Exclusions

Learn what Guest Damage Insurance covers, including coverage limits, deductibles, common damage scenarios, and exclusions.

Written by Dawn Ginie Santoyo

Guest Damage Insurance provides coverage for eligible guest-caused damage during insured reservations. It includes accidental damage to property and belongings, certain liability claims, smoking-related damage, excess cleaning, and bed bug remediation.

All eligible hosts receive the same coverage types and terms. The only coverage limit hosts can customize is the contents coverage limit, which they select when setting up their policy.

Guest Damage Insurance is currently available only to US-based hosts with properties located in the United States.

Smoking-related damage and excess cleaning have a separate sublimit within contents coverage. These limits do not increase when you select a higher contents coverage amount.

Accidental Damage Coverage

What accidental damage is covered?

Accidental damage coverage applies to sudden and accidental damage caused by a guest during a covered reservation.

Examples of potentially covered damage include:

  • Furniture, appliances, and housewares.

  • Linens, towels, and bedding.

  • Doors, cabinets, and fixtures.

  • Flooring and carpets.

  • Damage caused by guests' pets.

  • Other accidental damage to eligible property.

The policy also includes theft, physical damage, and destruction of covered property.

Covered losses are settled at replacement cost without depreciation, up to the selected contents coverage limit.

There is no deductible or minimum claim amount for accidental damage.

Damage must occur during a covered rental agreement. All claims are reviewed against the policy terms, including applicable exclusions.

Is flooring damage covered?

Sudden and accidental damage to flooring may be covered under accidental damage coverage.

The policy includes the owner's tangible personal and real property under the selected accidental damage limit, with no deductible.

Normal wear and tear, deterioration, and damage resulting from poor maintenance are excluded.

Is pet damage covered?

Yes. Damage caused by guests' pets may be covered.

Examples include damage to furniture, flooring, doors, and other eligible property.

Coverage depends on the cause of damage and the applicable policy conditions.

Is guest theft covered?

Yes. Theft by guests may be covered when supported by a police report.

A police report is required to support a guest theft claim.

Smoking-Related Damage and Excess Cleaning

What smoking-related damage is covered?

Guest Damage Insurance includes limited coverage for smoking-related damage and excess cleaning during a covered reservation.

Smoking-related coverage applies when a guest violates the property's no-smoking rules.

Eligible expenses may include:

  • Professional smoke odor removal using commercial hydroxyl or ozone generators.

  • Wall washing and carpet cleaning.

  • Physical damage caused by guest smoking.

  • Associated loss of rental income during covered cleaning.

Excess cleaning means cleaning beyond the normal turnover cleaning required after a guest stay.

What are the coverage limits?

The smoking-related damage and excess cleaning limit depends on the property's number of bedrooms.

Bedrooms

Maximum per stay

Deductible

1–2

$250

$0

3

$500

$0

4 or more

$750

$0

The aggregate limit is $10,000 per insured location during the policy period.

Smoking-related damage is not covered in properties where smoking is permitted under the rental agreement. Smoking-related damage and excess cleaning limits are part of the selected contents coverage limit, not additional coverage.

Bed Bug Remediation

What does bed bug coverage include?

Guest Damage Insurance provides up to $15,000 per covered bed bug occurrence, with a $100 deductible.

Eligible expenses include:

  • Treatment by a licensed pest control professional.

  • Treatment of immediately adjacent properties to prevent further infestation.

  • Disposal of infested property.

  • Inspections to confirm that bed bugs have been eliminated.

  • Limited loss of rental income if the property becomes uninhabitable during treatment.

Loss of rental income is limited to the shorter of the time required for treatment or seven days.

What are the limitations?

Bed bug coverage is limited to one covered occurrence per property within any 12-month period.

The infestation must be confirmed by a licensed pest control professional.

The following are excluded under the bed bug coverage:

  • Routine or ongoing pest treatment.

  • Initial inspections to detect or verify an infestation.

  • Bodily injuries caused by bed bugs.

  • Damage to personal property.

  • Damage occurring outside the covered property.

  • Additional occurrences within the same 12-month period.

Bed bug coverage applies to eligible remediation expenses, not routine pest control or preventive treatment.

Real Property Liability Coverage

Real property liability coverage applies to certain property damage for which a guest becomes legally responsible during a covered reservation.

Eligible causes of damage may include:

  • Fire and smoke.

  • Explosion.

  • Falling objects.

  • Riot or civil commotion.

  • Certain accidental water damage.

Water damage coverage applies to specific sources, including bathtubs, sinks, showers, toilets, washing machines, dishwashers, refrigerators, and certain other appliances.

The coverage limit is up to $1,000,000 per claim, with a $2,500 deductible.

Water damage from repeated leaks, ongoing seepage, sewer backups, groundwater, and certain equipment failures is excluded. Not all water damage qualifies for coverage.

General Liability Coverage

General liability coverage applies to certain bodily injury or property damage claims arising from the ownership, maintenance, occupancy, or use of an insured property during a covered rental agreement.

It may include:

  • Damages for which an insured host or property manager is legally liable.

  • Legal defense costs for covered claims.

  • Medical payments for qualifying injuries.

The general liability coverage limit is up to $1,000,000 per claim, with a $2,500 deductible.

Medical payments coverage is available up to $10,000 for qualifying injuries, subject to policy conditions.

Liability coverage has separate exclusions and requirements. An injury or damage incident occurring at an insured property does not automatically qualify for coverage.

What Isn't Covered?

Guest Damage Insurance has exclusions that depend on the type of coverage and circumstances of the loss.

Wear and tear, maintenance, and defects

The policy excludes losses caused by:

  • Normal wear and tear or deterioration.

  • Poor, deferred, or faulty maintenance.

  • Faulty construction or defective building materials.

  • Mechanical breakdown or manufacturing defects.

Parties and events

Losses resulting from parties, weddings, reunions, and similar events or group gatherings are excluded.

E-bikes and motorized vehicles

The policy excludes liability, bodily injury, and property damage arising from the use, operation, maintenance, or ownership of e-bikes.

Motor vehicle, watercraft, aircraft, and hovercraft liability are also excluded under premises liability coverage.

Intentional damage

The rental resident liability coverage excludes intentional destructive damage and vandalism.

However, the accidental damage endorsement modifies this exclusion for accidental damage coverage.

Whether a specific incident is covered depends on the applicable policy provisions and claim circumstances.

Other liability exclusions

Certain liability claims are excluded, including those involving:

  • Professional services.

  • Communicable diseases transmitted by an insured person.

  • Controlled substances, subject to policy exceptions.

  • Certain alcohol-related liabilities.

  • Workers' compensation obligations.

  • Property outside the insured premises.

  • Incidents occurring outside the covered rental agreement.
