These terms apply to any active Hospitable customers with Vrbo listings connected through our Vrbo Partner integration or Vrbo Legacy connection, other than Pay-Per-Subscription Listings.
They govern the one-off operation that Hospitable will conduct on the Migration date (to be confirmed with Vrbo, currently expected on or around October 29, 2026).
Opt-out deadline: October 28, 2026, 23:59 Pacific Time. We may extend the deadline and will show the new deadline in the Migration Interface.
Key terms.
In these terms:
Commission means the commission Vrbo charges you on each booking under its Pay-Per-Booking model, as Vrbo calculates and deducts it.
Hospitable, we and us mean the Hospitable entity that provides your Hospitable subscription, as shown on your invoices or in your quote.
Hospitable Rate means the nightly rate for a listing as set in Hospitable, before any Markup.
Markup means the percentage Hospitable adds to the Hospitable Rate before sending it to Vrbo, whether set for all your Vrbo listings or for an individual listing.
Migration means the one-time change to your Markups (and, if you opt in to it, your fees) described in these terms.
Migration Interface means the screens in your Hospitable account where you review, change, opt in to or opt out of the Migration.
New Commission means the Commission of 12% that Vrbo will apply after its change.
Payout means the Vrbo Rate less the Commission, before taxes and other deductions.
Vrbo Legacy means Hospitable's Chrome-based connection to Vrbo, which is not part of Vrbo's Partner integration.
Vrbo Partner means Hospitable's API integration with Vrbo, operated under Hospitable's partner agreement with Vrbo.
Vrbo Rate means the nightly rate Hospitable sends to Vrbo: the Hospitable Rate plus the Markup.
Pay-Per-Subscription Listing means a listing on Vrbo's Pay-Per-Subscription model, for which you pay Vrbo a subscription instead of a Commission on each booking.
1. What these terms are.
Vrbo is changing its Commission to the New Commission. To help protect your Payouts, Hospitable will carry out the Migration around the date Vrbo starts applying the New Commission. We are still confirming that date with Vrbo and currently expect it on or around October 29, 2026. These terms explain what we will do, what we will not do, and how to opt out. They apply alongside the terms that govern your Hospitable subscription, for this one-off operation. They apply to every account with Vrbo listings in scope, whether you review the Migration, change it, opt out of it or take no action.
2. The change comes from Vrbo.
Vrbo sets the Commission under your agreement with Vrbo. Hospitable does not set, collect or receive the Commission. Vrbo is solely responsible for determining and applying the Commission under your agreement with Vrbo. The Migration helps you respond to Vrbo's change but does not guarantee any particular Payout.
3. What we will do unless you opt out.
Markups. We will calculate and apply a higher Markup intended to keep your estimated Payout per night approximately the same at the New Commission. Actual Payouts may differ. The new Markup reflects only the Commission increase. Your Hospitable Rate and the rest of your pricing do not change.
One platform markup, with exceptions. Where most of your listings need the same Markup, we will set it as your platform markup for Vrbo. Listings that need a different value keep their own listing-level Markup, so the price differences between your listings are preserved.
Pay-Per-Subscription Listings are not included. Vrbo applies the New Commission to them at a later date. They are outside the scope of this Migration, and we will not change their nightly rates or their fees.
The values we apply. The Migration Interface shows, for each listing, the current Markup, the new Markup and the new Vrbo Rate. Those are the values we will apply, including any you change before the opt-out deadline.
Timing. We will use reasonable efforts to apply the new Markups before the New Commission applies to your listings. We make no representation or guarantee about the exact date or time the new pricing takes effect on any listing.
Vrbo Legacy listings. For listings connected through Vrbo Legacy, we can only apply changes if your Vrbo account is connected to Hospitable and the connection is working reliably at the time of the Migration. We will use reasonable efforts to apply the changes before the New Commission applies. Vrbo Legacy is not part of Vrbo's Partner integration, so we cannot make any representation about how or when Vrbo processes the changes. To help Vrbo carry out the change on its side, we will share the Vrbo listing IDs of your Vrbo Legacy listings with Vrbo on your behalf, unless you opt out of the Migration. We share only those listing IDs, and only for this purpose.
Examples. For illustration only: three listings have the same Hospitable Rate of $200, different Markups, and a current Commission of 8%. Each new Markup is set so the Payout at the New Commission of 12% stays the same.
Hospitable Rate | Current Markup | Current Vrbo Rate | Payout at 8% | New Markup | New Vrbo Rate | Payout at 12% |
$200.00 | 0% | $200.00 | $184.00 | 4.55% | $209.09 | $184.00 |
$200.00 | 10% | $220.00 | $202.40 | 15.00% | $230.00 | $202.40 |
$200.00 | 20% | $240.00 | $220.80 | 25.45% | $250.91 | $220.80 |
The Hospitable Rate never changes; only the Markup, and therefore the Vrbo Rate, does. The new Markup is calculated as (1 + current Markup) × (1 − current Commission) ÷ (1 − New Commission) − 1. So the Markup does not rise by the same number of points on every listing: a listing with a higher Markup needs a slightly larger increase. The Migration Interface shows the actual figures for your listings.
4. If you take no action.
We will carry out the Migration as described in section 3, using the values shown in the Migration Interface. We do this through the same pricing sync Hospitable already runs for your Vrbo listings. Your fees will not change.
5. Fees change only if you opt in, only for the Vrbo Partner integration.
We will not change your cleaning fee or other Vrbo fees unless you opt in through the Migration Interface.
For listings connected with a current active Vrbo Partner integration, you can opt in to authorize Hospitable to make a one-time increase to those fees around the Migration date, using the same approach as for Markups. If you do not opt in, your fees stay as they are and the New Commission applies to them. We will not compensate for any Payout difference on fees you did not opt in to change.
This feature is not available for listings connected with the Vrbo Legacy connection.
6. How to opt out.
You can opt out at any time before the opt-out deadline in the Migration Interface directly. You can also change any proposed value before the deadline instead of opting out. If you do not opt out before the deadline, we will carry out the Migration as described in section 3.
If you opt out, we make no Migration changes to your listings. Opting out does not affect your Hospitable subscription or any other setting. The New Commission then applies to your listings as Vrbo sets it, and section 9 of these terms still applies.
7. How we calculate the new Markups.
We validate your current Commission against your recent Vrbo reservations and the Commission Vrbo charged on them. If you are using our Chrome extension, we also verify the Commission shown on your Vrbo dashboard. Your actual Payout depends on what Vrbo charges, which we do not control. Please review the figures in the Migration Interface before the opt-out deadline.
8. After the Migration, the settings are yours.
You can change your Markups and fees at any time.
If you remove a listing-level Markup or change a Markup, that listing's Payout may no longer offset the Commission change.
You are responsible for reflecting the change in owner statements, management agreements and owner commission settings.
9. What we are responsible for.
Our commitment is to apply the values shown in the Migration Interface, using reasonable efforts to do so before the New Commission applies to each listing (section 3).
Any liability arising from or relating to the Migration, including any failure to apply the proposed values, remains subject to the disclaimers, exclusions and limitations of liability in the terms governing your Hospitable subscription, including any applicable aggregate liability cap.
We will not provide compensation, credits or refunds for circumstances including, without limitation:
Vrbo's Commission change or how Vrbo applies it
the Migration carried out as described in these terms
the date or time at which new pricing takes effect on any listing
differences between our calculation and what Vrbo actually charges
changes we could not apply because your Vrbo Legacy connection was disconnected or blocked by Vrbo
fees you did not opt in to change, or listings you opted out of the Migration
changes you or your team make after the Migration
bookings gained or lost because of the price change
10. General.
These terms apply only to this one-time Migration. If they conflict with the terms that govern your Hospitable subscription, those terms prevail. Nothing in these terms excludes any right or guarantee under law that cannot lawfully be excluded, but where such law allows us to limit our liability, it is limited to applying the correct Markup or paying the costs of having them applied.
