Why isn't my rule-set applying to my calendar?

Make sure that you edit the rule-set on Hospitable, and not on Airbnb.

If the values in the rule-set still aren’t being applied to your calendar after making edits or applying it in Hospitable, then we move on to looking into what exactly it is that isn’t being applied.

Pricing: Keep in mind that discounts, such as Early bird, Last-minute, and Length of stay are not applied to your Hospitable calendar. You will not see the prices in Hospitable with the discounts applied. You will only see that on Airbnb.

Minimum night stay: can be set in two ways; as a global setting, for all days within the selected date range, or by day of the week. Make sure you’re considering the correct minimum night stay setting within the rule-set.

Check-in/check-out restrictions: The check-in/check-out (CICO) restrictions you set in the rule-set should override any other calendar setting and be applied to your calendar. If you are finding discrepancies in your calendar between what is set on the rule-set, and what you’re seeing on the calendar, then please reach out to support and make sure to include which calendar is experiencing the discrepancy (Hospitable, Airbnb, Booking.com, VRBO, Agoda, Direct).

Do rule-sets override manual pricing?

If your rule-set includes a Price adjustment, then the adjustment gets added to the price in your calendar.

The manual update will always include the Price adjustment, but will never go above the Max price or below the Min price that you set for Hospitable's dynamic pricing in the rule-set!

In short: The Price adjustment in the rule-set will always be added to or subtracted from the manual price you set.

Can I apply multiple rule-sets at the same time?

No. Only one rule-set can be applied per property, per date.

Your property can have multiple different rule-sets applied, but those will need to be for different dates. Only one rule-set can be applied to a single date at a time.

Why is the wrong price showing to guests?

First, we need to establish what the “right” price is. For this, it’s also important to look at which booking platform the guest is seeing the “wrong” price on.

Make sure to consider:

  • Platform markups.

  • Price adjustments in the rule-set.

  • Platform discounts (not manageable by Hospitable).

  • Whether or not fees (cleaning fee, pet fee, extra guest fee) are included in the total shown to the guest.

How do discounts stack with rule-sets?

Rule-set discounts are sent to Airbnb only, as a setting. Hospitable does not handle calculating discounts or displaying discounted prices to guests on Airbnb; they do that themselves during the booking process.

Discounts will be added to whatever price was sent to Airbnb from Hospitable. Only one discount is added at a time; they do not stack.

Airbnb prioritises discounts in this order:

  1. New listing promotion

  2. Custom promotion

  3. Length-of-stay discount

  4. Early-bird discount

  5. Last-minute discount

Can I set different rules for weekdays and weekends?

If you select a period of three months (for example) in your Hospitable calendar, you cannot create one rule set for that selection that only applies to weekends and another that only applies to weekdays.

But you can set this up like so:

  1. Select a weekday period in your calendar.

  2. Create a rule-set for that period.

  3. Select a weekend period in your calendar.

  4. Create a rule-set for that period.

  5. One by one, select all weekday periods in your calendar and apply the rule-set you created.

  6. Repeat step 5, but for weekends this time.

How do I edit or remove a rule-set once it’s applied?

There are two ways of removing a rule-set from your calendar:

  1. By removing it from selected dates.

  2. By deleting it.

Can I use Dynamic Pricing with rule-sets?

Yes! You can use rule-sets combined with Hospitable’s dynamic pricing.

To do this, make sure to set up Dynamic Pricing for your property.

In the rule-set, you can select the Price adjustment you want to apply (percentage increase or decrease) and set the Min/Max price for your dynamic pricing.

Can I set rules for check-in/check-out days in rule-sets?

Yes!

Rule-sets include a setting which allows you to determine which days of the week you want to allow check-ins and check-outs on.

Which platforms do rule-sets apply to?

Pricing adjustments made by the rule-set get sent to all of your booking platforms, with the added markup rate for that platform.

Minimum/maximum night stay rules and check-out/check-out restrictions get pushed to all of your booking platforms and listings on a property.

Discounts only get pushed to Airbnb, and are applied directly to the calendar/booking process on Airbnb.

If I delete a rule-set on Airbnb, will it delete the rule-set on Hospitable?

No. Deleting a rule-set on Airbnb does not delete it on Hospitable. Similarly, editing or creating new rule-sets on Airbnb does not affect your rule-sets on Hospitable.
