Rule-sets help you customize pricing and availability for your properties on specific date ranges. Easily apply them to one or multiple properties, saving time and ensuring consistency across your calendar.
Overview
Instead of making individual changes to nightly rates, minimum stays, and other availability settings, you can create reusable sets of rules that define how and when these elements should adjust. These rule-sets can be applied to specific dates for individual listings or groups of listings, helping you stay consistent and efficient, especially when managing multiple properties.
At their core, rule-sets are about flexibility and control. They let you respond to different booking scenarios, like weekends, holidays, and seasonal demand, without the need to monitor your calendar constantly.
What Rule-Sets Do
Think of a rule-set as a bundle of pricing and availability instructions you apply to your calendar. These can include:
Price Adjustments: Set prices that change with seasons. For example, increase nightly rates by 10% during the holiday season, or drop them during the off-season.
If you're using Hospitable Dynamic Pricing, you can also set a different minimum or maximum price over a date range.
Minimum/Maximum Trip Lengths: Set rules for how short or long a booking can be, e.g., minimum 2 nights, maximum 14.
Check-in/Check-out Days: Limit which days guests can arrive or depart; helpful for managing turnovers.
Additional for Airbnb only:
Length-of-Stay Discounts: Offer lower nightly prices for longer bookings, like weekly or monthly stays. For instance, offer 15% off for guests staying more than 5 nights. Set multiple length-of-stay discounts for different lengths of stay.
Last-Minute Discounts: Reduce prices for dates that are coming up soon to encourage quick bookings.
Early-Bird Discounts: Reward guests who book well in advance with a percentage off the total price.
Platforms
What platforms are rule-sets available for?
Rule-sets work for the Hospitable Direct listings, as well as all the platforms that Hospitable connects with: Airbnb, Agoda, Booking.com, and VRBO.
An exception to this is discounts, which are only pushed to Airbnb. See more on that here.
Airbnb
If you are using Hospitable as your property management software (PMS) for Airbnb, then you will need to control your rule-sets on Hospitable instead of on Airbnb.
Hospitable will import your rule-sets from Airbnb when you connect your listing. You can apply and edit those rule-sets directly from your Hospitable calendar.

Creating Rule-Sets
Rule-sets are created in the calendar on Hospitable.
This can either be done from the multi-property calendar and applied to multiple properties at once, or from the single-property calendar.
Rule-Sets and User Management/Secondary Users
Secondary users can only create, apply, and edit rule-sets if they have the correct permissions.
Viewing rule-sets: Secondary users with permission to view “Calendar” or full access will be able to view rule-sets applied to the calendar.
Editing: Secondary users with permission to “Update pricing” and “Update availability and min night stay” or ones with full access will be able to apply rule-sets to the calendar.
