Creating a property in Hospitable is quick, guided, and AI-powered — helping you get your listing ready to go live in just a few minutes.
Before You Start: Eligibility Requirements
Only primary hosts on the Hospitable account can create new properties.
Secondary users cannot create a new property on an account.You must have received at least 3 reviews on Airbnb or Booking.com.
Listings connected to your Hospitable account must have received at least 3 reviews in total. Each review must be 4 stars or higher.
What does creating a property do?
Hospitable makes it easy for you to create a new property from scratch and list it on your online booking platforms (OTAs).
When you create a property on Hospitable, we walk you through some quick steps to set up your listings, which can then easily be replicated and pushed to your OTA platforms (Airbnb, Booking.com, Vrbo, and Direct).
What is a Property?
A property is the grouping of one or more booking platform listings for the same physical property in Hospitable. For example, a Property on Hospitable can contain listings on Airbnb, Agoda, Booking.com, Vrbo, and Direct booking for the same physical property. It’s essentially a container for your listings.
When you create a property on Hospitable, you are also creating a Direct booking listing for it.
🚨 Creating a property in Hospitable does not automatically create listings for that property on your online booking platforms; it only creates a listing for your Hospitable Direct website.

How to create a property on Hospitable
To start creating properties on Hospitable, go to the "Properties" page on your Hospitable account and select "Add Property".
This will start the process of creating a new property. Simply follow the steps and provide the details requested, and you'll have a new property in no time!
The property creation flow is designed to balance simplicity and completeness. You’ll be guided through a few clear steps to:
Tell us about your property
Add your photos and key details
Set your rules and pricing
Follow the steps below to create your property. Expect the process to take about 8 minutes. You can pause and come back anytime.
Step 1: Start Your Property Setup
Go to:
Hospitable > Properties
Click Add a Property in the top, right-hand side corner.
You will be brought to an overview page, which tells you what the next steps of creating your property are. Click Continue to move to the next page and get started adding your property details.
Step 2: What Makes Your Property Special?
We start with the story of your space.
Tell us what makes your property unique, what gives it charm, personality, and appeal.
Do not spend time typing out all the details and amenities of your property; we will get to those later in the process. Instead, only focus on what makes your property unique; a quick elevator pitch, if you will.
You can:
Type your answer, or
Use voice input if you prefer to speak it out.
Hospitable’s AI will use your answer to inspire your property description, naming suggestions, and marketing recommendations later in the process.
Click Continue once done.
Step 3: Tell Us About Your Property
This section covers your property basics and location details.
What type of place will guests have?
Choose the property type your guests will have access to when they rent with you.
You can choose between:
Entire place: Guests have the whole place to themselves.
Private room: Guests have a private room, shared common spaces.
Shared room: Guests share a room or space.
Press Continue once done.
Which of these best describes your property?
Select from a list of possible property descriptions:
Apartment
House
Condominium
Cabin
Farm stay
Villa
Boat
Something else/unique
Press Continue once done.
Where is it located?
Enter your address.
The search feature will help you find and select the correct address even faster.
🚨 You must click on/select the address from the drop-down menu that appears when you’ve typed in the address!
Review the address information and details. If you are unable to edit or change details that you feel are wrong, please contact support.
Press Continue once done.
Is the pin in the right spot?
Review and confirm the correct spot of the pin on the map.
Press Continue once done.
How would you describe your neighborhood?
Tell guests what makes the area unique (e.g. landmarks, vibe, attractions).
AI will write a neighborhood description for you. You can review and edit this description as you like.
Press Continue once done.
How can guests travel nearby?
Share how guests can travel in the area (e.g. public transport, walkability).
AI will write a travel description for you. You can review and edit this description as you like.
Press Continue once done.
Direct guests to your place
Let guests know how to get to your place.
AI will write a description of how to get to your place for you. You can review and edit this description as you like.
Press Continue once done.
Step 4: Upload at least 6 photos
As you upload, you’ll see a live preview of your listing evolve in real time.
You can:
Add photos by dragging & dropping them into the add field, or by browsing your computer for images
Reorder photos by dragging and dropping
Choose your cover photo
Move on once you’re happy
🚨 There is a maximum of 30 photos allowed!
Hospitable’s AI will automatically generate photo captions that you can edit later.
Step 5: Tell us the key details about your space
Now it’s time to fill in the essentials:
How many guests can sleep in your place?
Press the plus and minus symbols to start editing, or type the exact number into the number field.
Bedrooms: Number of bedrooms available to guests.
Only count the number of bedrooms that are available to your guests during their stay. If your property contains five bedrooms, but one is locked and off limits to guests, then put in four bedrooms.
Beds: Total number of beds.
Bathrooms: Include both full and half bathrooms. Half bathrooms have only a toilet and sink.
Pressing the plus or minus symbol adds or removes 0.5 bathrooms each time.
Press the plus and minus symbols to start editing, or type the exact number into the number field.
Example: 1.5 = one full + one half.
These are simple checkboxes, so you can move quickly.
Step 6: Tell us what types of beds your rooms have
This is where you select the bed type that is available in each room.
If you selected more than one bedroom available to the guests, then you will be navigated through adding beds to all rooms.
You can add more than one bed per bedroom, if you selected more beds than bedrooms.
Example: You selected two bedrooms, but four beds. You can then select one bed in bedroom 1 and three beds in bedroom 2.
Press Continue once done.
Does your space have a sofa bed?
Tell us whether or not your property has a sofa bed.
If you select “Yes”, then you need to tell us how many sofa beds it has.
Press Continue once done.
Step 7: Select your property’s amenities and safety items
Select the guest favourite amenities your property has
Select the “guest favourite amenities” that your property has.
You can select all the options that your property offers, or leave this empty if none are relevant.
Press Continue once done.
Select the standout amenities your property has
Select the “standout amenities” that your property has. These are amenities that make your property unique; ones that maybe not all properties in your area have.
You can select all the options that your property offers, or leave this empty if none are relevant.
Press Continue once done.
Select the safety items
Select the safety items that your property contains.
These are:
Carbon monoxide detector
Fire extinguisher
First aid kit
Smoke detector
Press Continue once done.
Step 8: What's your property called?
Hospitable helps you market your space effectively by generating two AI-powered name suggestions based on your earlier answers.
To set your property name, either:
Select one of the AI-generated property names.
Tick “I’ll write my own” and type in your own property name into the text field that appears.
Press Continue once done.
Step 9: How would you describe your property?
AI will write a description of your place for you, based on all the information shared so far. You can review and edit this description as you like.
Press Continue once done.
Step 10: Set Your Availability Rules
Next, you’ll define when and how guests can book.
How long can guests stay?
Set your:
Minimum and maximum stay length: With AI suggestions based on nearby listings. Adjust as needed.
Press Continue once done.
How far ahead can guests book?
Also known as the Availability window, this setting determines how far into the future guests can book stays with you.
Select between:
6 months
3 months
2 months
1 month
This setting can be edited after creating your property.
Press Continue once done.
How should booking requests be handled?
This setting controls how you want to manage new bookings.
Choose between:
Automatically accept qualified bookings: We instantly confirm requests where guests pass verification and have a good track record.
I’ll review and approve bookings myself: All requests require your approval. Nothing is confirmed automatically.
Press Continue once done.
What is allowed at your property
Define what’s allowed:
Allow children: 2-12 years old
Allow infants: <2 years old
Allow pets
Allow smoking
Allow events
Only tick the box for ones that you do allow! Leave all empty if you do not allow any of these things.
Press Continue once done.
What are the quiet hours for your property?
What hours require absolute quiet at the property? This will later be used for your smart devices if you have a noise detector at the property.
Set the:
Start time: Choose between 9, 10, and 11 PM.
Ending time: Choose between 6, 7, and 9 AM.
Press Continue once done.
Step 11: What are your house rules?
AI will write house rules based on all the information you have given so far. You can review and edit this as you like.
Press Continue once done.
Step 12: Set Your Pricing
Set your nightly rate, add discounts, and define how you want to charge guests.
Hospitable automatically recommends nightly and weekend rates using dynamic pricing insights.
Set your base price
Your base price is the standard nightly and weekend rate for your property.
You can select:
Currency: The main currency your calendar will use. This is preselected based on your property’s location. Change as needed.
Nightly rate: Set the nightly rate that will be applied to all Sundays through Thursdays in your calendar.
Weekend rate: Set the nightly rate that will be applied to all Fridays and Saturdays in your calendar.
Press Continue once done.
Are there any extra fees? (optional)
This is where you select the extra fees that apply to your property.
The fee options are:
Cleaning fee
Management fee
You can set more/other fees later, after creating the property, as well as edit these two options.
Press Continue once done.
You’re done! 🎉
Congratulations, your property is ready!
Once your setup is complete, you’ll see your property listed under your Direct booking channel as unlisted. This means it’s ready but not yet public.

Property drafts
If you abandon the property creation flow at any point, we will store your property draft for you to return to and finish at a later time.
You can find your property drafts under:
Hospitable > Properties
Go to Draft Properties on the left-hand side menu
How to delete a drafted property
If you do not wish to continue with your draft and want to delete it, you can!
To do this:
Go to Hospitable > Properties
Go to Draft Properties on the left-hand side menu
Tick the box next to the draft you want to delete
Select Delete
