Rental Agreements for Direct Bookings

Require guests to review and sign a rental agreement before completing their stay

Written by Dawn Ginie Santoyo

Rental agreements allow you to require guests to review and sign your terms before their stay.

For Direct bookings, rental agreements are completed through the Guest Portal and can be included as part of the guest’s required pre-stay tasks.

How Rental Agreements Work

When enabled, guests are required to sign a rental agreement as part of their booking or pre-check-in steps.

  • The agreement is presented in the Guest Portal

  • Guests must review and sign it before completing required tasks

  • The signed agreement is stored with the reservation

Rental agreements help ensure guests agree to your rules, policies, and terms before their stay.

Where Guests Sign the Rental Agreement

Guests complete the rental agreement through the Guest Portal.

They can access it:

  • From the booking confirmation email

  • Through messaging links using the %guest_portal% shortcode

In the Guest Portal, the rental agreement appears alongside other required tasks, such as:

  • Guest verification (if enabled)

  • Security deposit (if required)

How Rental Agreements Affect Bookings

Rental agreements do not control whether a booking is accepted.

  • Booking acceptance is determined by:

    • Instant Book settings

    • Guest verification (if enabled)

Rental agreements are typically required after the booking is accepted, as part of the guest’s required steps before their stay.

Rental agreements do not determine booking approval. They are completed after a booking is accepted.

Availability

Rental agreements are available for Direct bookings on both Direct Premium and Direct Basic.

When enabled, guests complete the rental agreement through the Guest Portal as part of their required booking or pre-stay tasks.

Rental agreements do not control whether a booking is accepted. Booking acceptance is determined by Instant Book settings and guest verification, if enabled.

What Happens If a Guest Does Not Sign

If a guest does not complete the rental agreement:

  • The booking remains active

  • Required tasks remain incomplete in the Guest Portal

  • You may need to follow up with the guest

Completion of the rental agreement may be required before check-in, depending on your process.

Relationship to Guest Verification

Rental agreements and guest verification are separate steps with different purposes:

  • Guest verification → Determines whether a booking can be accepted

  • Rental agreement → Confirms the guest agrees to your terms

In some setups, ID collection may also be included as part of the rental agreement process.

For Direct Premium bookings, guest verification controls booking acceptance—not the rental agreement.

  • Security deposits
