What is the Property Manager Marketplace?
The Property Manager Marketplace connects property managers with property owners who are looking for professional help managing their rentals.
When an owner submits a request, Hospitable identifies qualified property managers in their area — giving you the opportunity to express interest and grow your portfolio. If you're selected, an introduction is made so you can connect directly with the property owner.
How It Works
1. An owner submits a request
Property owners who need help managing their rentals submit a request through Hospitable. They share details about their properties, goals, preferred level of involvement, and budget.
2. Hospitable finds qualified property managers
Hospitable searches for property managers within a 30-mile radius of the owner's property. Each manager is evaluated based on location, fit, and performance quality.
Only property managers who meet the criteria receive the opportunity. Service area(s) can be customized in your Property Manager Profile, but is default to 30-mile radius of your existing properties.
3. You receive an opportunity email
If you're matched, you'll receive an email with an overview of the owner and their portfolio — including the number of properties, general location, and what they're looking for. You can choose whether to express interest or pass on the opportunity.
Responding quickly matters. Property managers who express interest sooner may be prioritized when the owner reviews their options.
4. The owner reviews interested property managers
The owner receives a curated list of property managers who expressed interest. They can review profiles and decide who to move forward with.
5. An introduction is made
If the owner selects you, Hospitable facilitates an introduction and share contact details on both sides so you can connect directly and discuss next steps.
There's no obligation on either side — both you and the owner choose whether to move forward.
How do I become eligible for opportunities?
To receive opportunities, you must be on the Mogul plan.
Once you're on Mogul, you're automatically considered for matches when owners in your area submit requests — no additional setup required.
Customize Your Marketplace Profile
You can customize how your business appears within the Marketplace.
To edit your property manager marketplace profile:
Go to Operations → Your Business
Click Open Marketplace Hub
From there, you can:
Update your bio and contact details
Define the services you offer, as well as service areas and your commission expectation
Review your marketplace quality score
Owners see your profile when reviewing matched property managers, so keeping it up to date helps you stand out.
How to Improve Your Chances of Being Matched
Hospitable evaluates property managers based on several quality areas. While you don't need to take any action to start receiving opportunities, strengthening these areas can improve your ranking:
Maintain strong guest reviews
Respond quickly to messages
List on multiple channels (like on Airbnb, Booking.com, VRBO or Agoda)
Use a Direct booking site
Enable dynamic pricing
Set up Owner Management features - Having owner statements, an owner portal, and owner payouts/payments configured shows you're ready to take on new owners.
You can review your quality areas and marketplace score on your Marketplace Hub profile, which you can find under Operations > Your Business > Open Marketplace Hub.
