Tracking Direct Booking Performance

Understand how your direct booking site and Google listings are performing

Hospitable provides performance insights to help you understand how guests interact with your direct booking site and how your listings perform on Google Vacation Rentals (GVR).

This article explains where to find performance data and what each metric means.


Where to View Performance Data

You can track performance in two places:

Site Insights (Hospitable-hosted sites)

  1. Go to Direct Bookings → Websites

  2. Select your site

  3. Open the Insights tab

Here, you’ll see performance data for your direct booking site.

Site Performance Metrics

In the Insights tab, you can track:

Unique visitors

The number of individual users who visited your site.

Page views

The total number of pages viewed across your site.

Bookings

The number of bookings made through your direct site.

Revenue

The total revenue generated from direct bookings.

These metrics help you understand how guests interact with your site.


Google Vacation Rentals (GVR)

  1. Go to Direct → Channels

  2. Open the Google Vacation Rentals section

Here, you’ll see performance data for properties listed on Google.

Google Vacation Rentals Metrics

In the GVR section, you can track:

Impressions

The number of times your property appears in Google Travel results.

Click-through rate (CTR)

The number of times guests click from Google to your Direct property page.

Bookings

The number of bookings made after guests visit your site from Google.

GVR bookings reflect reservations completed after guests are redirected to your Direct site.


How to Interpret Performance

Use these metrics together to understand your booking funnel:

  • High visitors, low bookings → Review pricing, availability, or property details

  • High impressions, low clicks (GVR) → Improve photos or listing content

  • High clicks, low bookings (GVR) → Review your site experience or pricing

  • Consistent bookings and revenue → Your setup is performing well

Performance may vary based on:

  • Seasonality

  • Location

  • Pricing strategy

  • Availability


Viewing Individual Property Performance

For Google Vacation Rentals:

  • Each property shows its own performance metrics

  • You can use View on Google to open the live listing

This helps you verify:

  • If your listing is live

  • How it appears to guests


Important Limitations

Google controls how listings are ranked and displayed in search results.

  • You cannot control ranking or visibility on Google

  • GVR data is limited to metrics provided by Google

  • Changes to listings may temporarily affect visibility during review


Important Things to Know

  • Performance data is split between site insights and Google Vacation Rentals

  • Site Insights track on-site behavior and revenue

  • GVR tracks visibility and traffic from Google

  • Guests always complete bookings on your Direct site

  • Metrics may update with a delay depending on the source
