Managing Property Eligibility for Direct Bookings

Understand the requirements your property must meet to accept Direct bookings and how to resolve common eligibility issues

Before a property can accept Direct bookings, it must meet a set of required conditions in Hospitable.

These requirements ensure that bookings can be completed, payments can be processed, and your property can appear on your direct booking site and connected channels.


What Property Eligibility Means

A property is considered eligible for Direct bookings when all required setup steps are complete.

If a property is not eligible:

  • Guests cannot book it through your site or widgets

  • It may not appear in search results

  • It cannot be distributed to channels like Google Vacation Rentals


Requirements for Direct Booking Eligibility

To be eligible, each property must have the following:

1. A valid property address

  • The address must be complete and correctly formatted

  • This is required for mapping, taxes, and distribution

2. A connected payout method

  • You must have a payout method set up to receive payments

  • Without this, bookings cannot be processed

3. Complete listing content

Your property should include:

  • Title and description

  • Photos

  • Amenities and details

Incomplete listings may not be bookable or visible to guests.

4. Pricing and availability

  • Nightly rates must be set

  • Availability must be open for selected dates

If pricing or availability is missing, guests cannot complete a booking.


How to Check if a Property Is Eligible

  1. Go to Properties β†’ Select your property

  2. Review the property setup sections

  3. Look for missing or incomplete fields

Common Reasons a Property Is Not Eligible

A property may not be eligible if:

  • The address is missing or incomplete

  • No payout method is connected

  • Listing details (photos, description) are incomplete

  • Pricing or availability is not set


Additional Eligibility Requirements for Direct Premium

If you are using Direct Premium, additional requirements may apply before your property becomes bookable.

Identity Verification Requirement

Direct Premium users who signed up after December 16, 2025 must complete identity verification before accepting bookings.

You can meet this requirement by completing one of the following:

  • Verify your identity (KYC) for at least one payout method

  • Have at least one active listing on a connected OTA (such as Airbnb, Booking.com, Vrbo, or Agoda)

This requirement only applies to Direct Premium users who signed up after December 16, 2025.


What Happens If This Requirement Is Not Met

If the requirement is not completed:

  • Guests cannot book available dates

  • Your calendar remains blocked for Direct bookings

  • A notification appears in your Direct dashboard


After Completing the Requirement

Once completed:

  • Eligibility updates automatically, usually within a few minutes.

  • Booking availability is restored once the update is complete.

If your calendar remains blocked after a few minutes:

  1. Confirm your payout method is verified

  2. If using an OTA listing, ensure it is active and published

  3. Contact support if the issue persists


How Eligibility Affects Your Site and Bookings

Eligibility directly impacts how your property appears and functions:

  • On your direct booking site:
    Only eligible properties can be displayed and booked

  • On widgets or embedded sites:
    Ineligible properties are not bookable

  • On distribution channels (e.g., Google Vacation Rentals):
    Only eligible properties can be synced and shown


What to Do If Your Property Is Not Showing

If your property is not visible or not bookable:

  1. Review the eligibility requirements above

  2. Complete any missing setup steps

  3. Confirm pricing and availability are set

Once all requirements are met, the property becomes eligible automatically.
