Understanding the Numbers on Your Owner Statement

Click any Gross reservation income, Net reservation income, Commissionable base, or Reservation commissions figure on the reservations table in your Owner Statement to see exactly how it was calculated.

How it works

When you're viewing an Owner Statement, four columns in the reservations table show underlined, clickable numbers:

  • Gross reservation income

  • Net reservation income

  • Commissionable base

  • Reservation commissions

Clicking any figure opens a breakdown panel that shows:

  • A short plain-language explanation of the formula behind that specific number

  • The reservation financials (nightly accommodation, guest fees, host fees, and pass-through taxes) — the same values shown in the reservation financials in the Inbox sidebar

  • The management agreement that drives the number, with a direct link to open that agreement

This works on any statement, regardless of status — open, in review, published, or paid.

Where to click

  1. Go to Operations → Your Business.

  2. Click the Statements tab.

  3. Open any statement.

  4. On the reservations table, click any underlined number in the Gross reservation income, Net reservation income, Commissionable base, or Reservation commissions column.

The breakdown opens in a new screen for that specific reservation.

What every breakdown panel shows

  • Reservation header — platform (Manual, Direct, Airbnb, Vrbo, Booking.com, etc.), reservation ID, and stay dates

  • The formula for the number you clicked, shown as a simple equation

  • A blue "part of a longer stay" callout — It tells you how many nights of the stay fall on this statement and reminds you that only that share of the reservation is counted here. This explains why you might not see the full reservation amount.

  • Two cards at the bottom:

    • Left card — an alternate view of the numbers that make up the figure you clicked

    • Right card — agreement details — shows "Calculated by" with the agreement name, a short summary of the agreement configuration, and a Go to agreement button that opens the agreement directly

FAQs and troubleshooting

  • The number on my statement looks wrong. Click the number to open the breakdown, then check three things in order: the reservation financials at the top, the "part of a longer stay" callout (if present), and the linked agreement on the right card.

  • Which agreement version was applied? Every breakdown panel names the agreement in the right-hand card. Click Go to agreement to open it.

  • My statement has a negative balance. The clickable breakdowns often help pinpoint which reservation or fee is driving the shortfall.
