Property Location: How Location and Address Visibility Work Across Channels

What Hospitable syncs, what each channel controls, and how to change map pin and address visibility on Vrbo, Booking.com, Airbnb, and Direct.

Each booking channel handles two things differently: where the map pin drops for your property, and when the full street address becomes visible to guests.

Hospitable sends coordinates and address data at listing creation (when you create a listing on Hospitable), but most channels expose their own map and address privacy controls that Hospitable does not override.

This article explains what you can change from Hospitable and what you need to change on the channel itself.

⚠️ Changing the property address on Hospitable is not possible after a property has been created! Editing the property address cannot be done on Hospitable!


The map pin in Hospitable

Each property in Hospitable has a saved map pin — the latitude and longitude used to place your property on a map. You can view and adjust it under:

  • Properties

  • Select your property

  • Details

  • Location

The pin is separate from the street address text: the address determines what guests eventually see, while the pin determines where the marker drops on the map.

How the pin syncs to each channel

  • Airbnb: The pin coordinates are from Hospitable to Airbnb on the regular listing details sync. If you move the pin in Hospitable, Airbnb's map will update to match. The separate Show exact location to guests toggle on Airbnb (which controls whether guests see the exact pin or an approximate area) is not controlled by Hospitable — that stays on Airbnb.

  • Booking.com: The pin coordinates are sent to Booking.com when the listing is first created. Routine listing detail syncs do not update the pin afterwards, so later changes in Hospitable are not pushed automatically — update the pin on the Booking.com Extranet directly.

  • Vrbo Partner: The pin is sent to Vrbo when you create your listing on Hospitable. Once the listing is available or published, Hospitable stops updating the pin on Vrbo. Vrbo also has its own "Show your property's exact location" toggle, which is not managed by Hospitable.

  • Direct: The pin on your Direct booking site is driven directly by the coordinates saved in Hospitable. Moving the pin updates Direct immediately.

  • Google Vacation Rentals: GVR is fed by Direct, so it uses the same address and coordinates. Google places its own pin from that data and can take 2–4 weeks to reflect changes.

Vrbo Partner Connection

Hospitable sends property coordinates to Vrbo when the listing is created and during pre-publish updates. Once a listing is available or published on Vrbo, Hospitable stops updating the address and location on Vrbo.

If the listing was created on Vrbo and later connected to Hospitable, this setting also lives on Vrbo directly. This setting does not exist in Hospitable.

Vrbo's "Show your property's exact location" setting

The "Show your property's exact location" toggle is a Vrbo-side setting. Hospitable does not expose it and does not change it after your listing is published.

⚠️ New Vrbo Partner listings are created with the exact location hidden (approximate map area) by default. To reveal the exact pin, switch this on in Vrbo after the listing publishes

How to enable "Show your property's exact location" on Vrbo

  1. In your Vrbo account, go to Property, then Edit property.

  2. Open the Location tab.

  3. Select Map and address settings.

  4. Make sure Show your property's exact location (recommended) is selected.

🚨 Note: After enabling the setting, it can take between 24 and 48 hours for the change to reflect to guests on Vrbo.

If your address or map pin is wrong on Vrbo

Your address is only sent to Vrbo when the listing is created on Hospitable. A property's address cannot be edited or changed after creation on Hospitable.

If your Vrbo map pin is in the wrong place or your address needs to be corrected, even if the listing was created on Hospitable, contact Vrbo's Support with your property number, full postal address, Google Maps coordinates, and proof of address.

Booking.com

Hospitable sends your property's coordinates to Booking.com when the listing is first created. Routine listing detail syncs from Hospitable do not update coordinates or the physical address after that.

Booking.com has a separate setting that controls whether the full street address is shown to guests before they book or only after the reservation is confirmed. This is not the same as the map pin — it is address text visibility.

How Booking.com decides address visibility

Whether Booking.com shows the exact property address before or only after a guest books a stay with you depends on their "hide address" setting. This is not a setting which hosts have access to, either on the Booking.com Extranet or in Hospitable.

Instead, address visibility follows the property's classification on Booking.com:

  • Homes, apartments, and homestays: Booking.com automatically hides the exact street address and unit number from guests who are browsing. Before booking, guests see a general neighbourhood area and a map pin. The full address is revealed only after the reservation is confirmed.

  • Hotels, hostels, and B&Bs: The exact address is treated as public and is shown openly on the listing to anyone browsing before booking.

💡 When creating a Booking.com listing, Hospitable sends a default "hide address" command to Booking.com. After this, Hospitable makes no further updates or changes to this setting automatically.

Hospitable does not offer a host-facing setting to change address visibility on Booking.com, and hosts do not have access to this setting on Booking.com directly, either.

How to update address visibility on Booking.com

Since this setting is not available, either in the Hospitable UI or on the Booking.com Extranet, hosts will need to reach out to Hospitable support to update this setting.

Our support team can run an action to forcefully change this setting.

Make sure to give clear instructions on which listing you want changed (share Booking.com listing ID), and how you would like the address visibility set (hidden before booking, or always shown).

If your map pin is wrong on Booking.com

If the map pin is wrong on Booking.com, you will need to update it directly in the Booking.com Extranet.

Airbnb

Airbnb has two distinct location controls, and Hospitable treats them differently:

  • Map pin (coordinates): The pin position syncs from Hospitable to Airbnb on the regular listing details sync. Adjust the pin under Properties → your property → Details → Location in Hospitable and Airbnb's map will update to match.

  • Show exact location to guests: This Airbnb-side toggle decides whether guests see the exact pin or an approximate area. Hospitable does not sync this setting to or from Airbnb — the value you choose on Airbnb stays on Airbnb.

How to update it

  • To move the map pin, update it in Hospitable under Properties → your property → Details → Location.

  • To change the Show exact location to guests toggle, change it on Airbnb in the listing's location settings.

Direct

Direct booking sites are hosted by Hospitable, so the map pin and address behaviour are driven entirely by the property address you have set in Hospitable.

  • The map pin on your Direct site is placed using the coordinates saved on the property in Hospitable.

  • The exact street address is only shared with the guest after a reservation is confirmed — it is not shown publicly on your Direct listing page.

To change what shows on your Direct site, update the property's address in Hospitable under Properties → your property → Details.


Google Vacation Rentals (GVR)

Google Vacation Rentals is fed by your Direct booking site. Hospitable forwards your property details — including the full address you set in Properties → your property → Details → Location — to Google, and Google decides how the listing and its map pin are shown.

How map pin and location work on GVR

  • The map pin is placed by Google based on the address Hospitable sends. There is no separate "show exact location" toggle for GVR on either the Hospitable or Google side.

  • Google also displays Location and Neighbourhood scores. These are sourced from Google Maps and Google Reviews, not from your property data, and neither Hospitable nor GVR can change them.

If your map pin is wrong on GVR

First, make sure the map pin in Hospitable is correct under Properties → your property → Details → Location. If the pin is right but Google is still showing the pin in the wrong place after 2–4 weeks, submit feedback from the GVR listing page and contact Hospitable support so we can raise it with Google if needed.

FAQs

Why doesn't Hospitable let me toggle the exact map pin per channel?

Map pin visibility is a channel-side privacy setting on Vrbo, Booking.com, and Airbnb. Each channel keeps its own control, so hosts can set different privacy preferences per platform. Hospitable sends the coordinates once at listing creation and does not overwrite the channel's privacy toggle afterwards.

The full street address is showing on Booking.com before guests book — how do I hide it?

Address visibility before booking is set by property type (apartment, hotel, B&B, etc). This is not editable by hosts, either on Hospitable or on the Booking.com Extranet. Contact Hospitable support to request a change to this setting.

Vrbo support told me I have to change the "Show your property’s exact location" setting on Hospitable

This is not editable on Hospitable. If you want to change this setting, you will need to do so on your Vrbo dashboard.

Follow these instructions to change this setting:

  1. Log into your account and select the listing.

  2. Go to Property, then Edit property.

  3. Open the Location tab.

  4. Select Map and address settings.

  5. Make sure Show your property’s exact location (recommended) is selected.
