Troubleshooting Minimum Night Stay Discrepancies Between Hospitable And Booking Platforms

There are several reasons why your minimum night stay may vary between your booking platforms and Hospitable calendars.

If you notice that your booking platform calendars or Hospitable calendar show different minimum night stay than what you expect, there are several things you can check.


Where should you make minimum stay changes?

If you're not using an external dynamic pricing tool (such as PriceLabs, Beyond, or Wheelhouse):

Minimum night stays are managed directly from your Hospitable calendar.

Any changes made manually on your Hospitable calendar will be pushed to your listings immediately, regardless of sync settings. When manually adjusting minimum night stays on your Hospitable calendar, follow these steps:

  1. Open the Calendar page

  2. Select the property you want to adjust

  3. Choose the dates to update

  4. Enter the updated minimum night stay

  5. Click Save to finalise the changes

If you are using an external dynamic pricing tool:

If you use an external dynamic pricing tool (such as PriceLabs, Beyond, or Wheelhouse), make sure it is connected to Hospitable - not directly to your OTA platforms.

The correct flow is: Dynamic pricing tool → Hospitable → OTA platforms

Both your dynamic pricing tool and manual edits in the Hospitable calendar can update minimum night stays. The most recent update always takes priority - whichever value was written last is what gets pushed to your connected channels.

For example, if PriceLabs sets a 3-night minimum and you then manually change it to 2 nights in the Hospitable calendar, the 2-night value will be pushed to your OTAs. However, the next time PriceLabs sends an update for those dates, it will overwrite your manual edit.


Did You Recently Disconnect a Dynamic Pricing Tool?

If you previously used an external dynamic pricing tool (such as PriceLabs, Beyond, or Wheelhouse) that was pushing minimum night stays to Hospitable, and you've since disconnected it, the last values it sent may still be saved in your Hospitable calendar.

Hospitable does not automatically reset minimum night stays when a pricing tool is disconnected. The values remain in your calendar until they are manually updated or overwritten.

How to fix this:

  1. Open your Hospitable Calendar and click on the affected date.

  2. Check the minimum stay source in the right-side panel. If it shows the name of a pricing tool you no longer use (e.g., "PriceLabs"), that confirms the value is a stale from the last update sent by that dynamic pricing tool.

  3. To clear it: select the affected date range, enter your desired minimum night stay, and click Save. This will replace the old value with a manual edit.

If you want all dates to follow your property's default availability rules instead, you can either:

  • Manually update each affected date range, or

  • Contact Hospitable support and ask them to reset your minimum night stays to your property's default minimum stay settings. You can also ask Smarty, our AI bot, to do that for you.

To check your property's default minimum stay settings:

  1. Go to Hospitable > Properties

  2. Select the property you want to edit.

  3. Click on the Availability page on the left-hand side menu.

  4. On the General tab, set the Minimum stay length you want.

Minimum Night Stay Discrepancies On Vrbo

Did you manually change the minimum night stay in your Vrbo calendar?

Unlike Airbnb or Booking.com, when connected to Hospitable, you can still make manual changes to your Vrbo calendar directly.

Do you have a Property Management Software (PMS) or any other software connected to Vrbo?

If you use a PMS on Vrbo, Hospitable will be unable to make changes to your Vrbo calendar. You can read more about those limitations here.

Is your property listed on Vrbo?

We cannot make changes to an unlisted/hidden/paused Vrbo listing. You will need to make the listing active before we can push minimum night stay to your Vrbo calendar.

If we attempt to push calendar data to your Vrbo listing while it is unlisted/hidden/paused, then those attempts will fail and be "Skipped". A "Skipped" attempt can never be retried! To fix this, please contact Hospitable support after making your Vrbo listing live, and we can help by force pushing calendar data to your listing.

Is Vrbo your lead listing?

While manual updates to your Hospitable calendar are always pushed to all listings immediately, changes made on your Vrbo lead listing's calendar are picked up during our regular 4.5-hour syncs.

If you recently made a change on your Vrbo calendar, it can take up to 4.5 hours for us to detect that change and display it on the Hospitable calendar.

Is pricing sync enabled?

Enabling minimum night stay sync will allow us to push prices from your Vrbo lead listing to your other listings.

If minimum night stay sync is disabled, your Hospitable calendar will show the minimum night stay from your Vrbo calendar, but these will not be pushed to your other listings.


Minimum Night Stay Discrepancies On Airbnb

Do you have your STR business' license / registration updated in Airbnb?

In some locations, Airbnb enforces minimum stay restrictions based on local short-term rental regulations. If your listing doesn't have the required registration or license on file, Airbnb may prevent you from setting a minimum stay below a certain threshold, commonly 28, 30, or 365 nights, depending on the jurisdiction.

If you're unable to set your preferred minimum stay through Hospitable and the calendar keeps reverting to a higher value, this is likely caused by an Airbnb-side registration requirement.

To resolve this, ensure your Airbnb listing complies with Airbnb’s registration requirements and contact Airbnb for further instructions. Once the registration process is complete, you can adjust the minimum stay settings via Hospitable.

Do you have another connected software?

Even if they don't appear to be active, connected software can make changes to your Airbnb calendar. If your minimum stay doesn't match what you expect, check for and remove any unwanted connected software.

How to check connected software on Airbnb:

  1. In Airbnb, click on your Profile Picture.

  2. Click Account.

  3. Go to Privacy & sharing → Services.

  4. Review the list of connected services and remove any that shouldn't be managing your calendar.

Is a dynamic pricing tool connected directly to Airbnb?

Dynamic pricing tools (such as PriceLabs and Beyond) should be connected to Hospitable, not directly to your Airbnb listing. If they're connected directly to Airbnb, they may overwrite the values Hospitable pushes, causing discrepancies.

If your pricing tool is connected directly to Airbnb, disconnect it from Airbnb and reconnect it through Hospitable instead.

Do you have a rule-set set up on Airbnb?

Minimum night stay restrictions or requirements can be set on rule-sets on Airbnb. These will be applied to your Airbnb calendar, and can cause a discrepancy between your Airbnb and Hospitable calendars.

It works like this:

  • Your Hospitable has a 2-night minimum stay on Hospitable. We push that to Airbnb.

  • However, if your Airbnb calendar has a rule-set with a 1-night minimum stay, that's what guests will see.

If you notice your minimum night stay requirements aren't being applied correctly, you should check your Airbnb rule-sets and edit or delete them.

Minimum Night Stay Discrepancies On Booking.com

Do you have more than one rate plan?

Keep in mind that Hospitable only syncs with one rate plan on Booking.com per listing. We call that the Parent rate plan. Other rate plans (called Child rate plans) can be set up so that they take price and availability from the parent rate plan. However, Booking.com does not sync the minimum night stay to those. You must set that manually on Booking.com.

Alternative Options for Minimum Night Stay Management

If you prefer not to use Hospitable to manage your minimum night stay, you can downgrade your Airbnb connection to a limited one. This will allow Airbnb to manage calendar and minimum night stay settings, while still using Hospitable to handle guest messaging.

This will not work for Booking.com! When you have Hospitable connected to Booking.com, they require you to make any and all edits on the Hospitable calendar.
