What is a lead listing, and what does it do?

A Short History Of Lead Listings

The lead listing on your property was more important before the Airbnb connection upgrade in November 2024.

The lead listing was where we would pick up your calendar details and information from during a regular 4.5-hourly sync with the lead listing platform.

Upgrading To PMS Connection

In November 2024, Hospitable upgraded the Airbnb connection to become a full property management software (PMS).

This means that the Hospitable calendar is now the ultimate source of truth for price, availability, and minimum night stays. If we detect a conflicting value on your Airbnb or Booking.com calendars (if either of those is your lead listing), then Hospitable will override that value with what is already in the Hospitable calendar.

If you are using a dynamic pricing tool, make sure to connect that tool directly to Hospitable and not to your booking platforms.

This PMS behaviour applies when either Airbnb or Booking.com are the lead listing on your property.

VRBO Exception

If a VRBO listing is the lead listing on your property, then Hospitable will revert to the old syncing behaviours: checking your VRBO calendar once every 4.5 hours and pulling in any values from your VRBO calendar that are different from the values in your Hospitable calendar.

Depending on your sub-sync settings, these values will then either be pushed to the other listings on the property or not.

Setting/Selecting A Lead Listing

There are two ways in which you can set the lead listing on your properties:

  1. Select a Lead Platform.

  2. Select a Lead Listing for each property.

If you have your property listed on multiple platforms, you can define which platform is set as your lead listing platform for all of your properties by default.

To do this:

  1. Click on Settings

  2. Under Preferences, select Properties

  3. Select your lead platform

  4. Click Save lead platform

If you want to have a different Lead Listing to the Lead Platform selection on specific properties, then you can manually change the Lead Listing for those properties.

To do this:

  1. Click on Properties

  2. Select your property

  3. Click the three dots next to the listing you want to make your lead listing

  4. Select Set as lead listing​

Setting a lead listing takes precedence over the lead platform.

If you have two listings from the same booking platform, then you can choose which of those listings is the lead listing. Please note that those listings have to have unique/different listing IDs.

A Note About Co-hosted Airbnb listings

When you connect a co-hosted Airbnb listing to Hospitable, you need the listing admin, as well. In this case, duplicate Airbnb listings will be on the same property. The listing admin listing will automatically be set as the lead listing. This cannot be changed.

If you want automated messaging to be sent from the co-host, then you will set that in the scoping of your messaging rules.
