Overview: Sync And Sync Settings

How property calendar sync settings work on Hospitable, and what each sub-sync setting does.

While sub-sync settings have become less relevant with the move to the Airbnb Property Management Software (PMS) scope, there is still one scenario where your sync settings are relevant: when the Vrbo listing is the lead listing on your property.

Property Sync setting

Each property has a “Sync” setting which can be enabled or disabled.

This sync setting determines whether or not the property follows the sub-sync settings on your Hospitable account. The sub-sync settings are:

  1. Reservation sync

  2. Availability sync

  3. Pricing sync

  4. Minimum night stay sync

If Sync is enabled, then the property will follow the sync settings on your Hospitable account. If the Sync setting is disabled, then the property will not follow any of the sub-sync settings!

Reservation Sync

Reservation Sync helps you avoid double bookings. It is automatically enabled as long as Sync is enabled for your property.

When Sync is enabled, and a booking is accepted, canceled, or altered, those dates will be immediately blocked/unblocked accordingly for the other listings on the property (this also applies to listings on another property in a Parent/Child relationship with the property).

Reservation Sync runs for:

  • Other listings within the same property (for example, when you receive a booking on Airbnb, Reservation Sync will block your other listings' calendars).

  • Listings in a different property that are in a Parent/Child relationship with the property.

Reservation sync cannot be toggled off without toggling all sync settings off for the property.

When Vrbo is the lead listing on your property

When the Vrbo listing is the lead listing on your property, Hospitable checks the Vrbo calendar on a rolling 4.5-hourly basis to check for changes made on your Vrbo calendar. If Hospitable detects availability, pricing, or minimum stay lengths that are different to the values on the Hospitable calendar, we will pull in the values from the Vrbo calendar and push those to the other listings on the property if the relevant sub-sync setting is enabled.

The sub-sync settings are:

  1. Availability sync

  2. Pricing sync

  3. Minimum night stay sync

Example: If we detect differnt pricing on your Vrbo calendar, when Vrbo is your lead listing, but Pricing sync is not enabled on your account, then we will not push the pricing from your Vrbo listing over to your other listings right away.

We will only update those other calendars during the 24-hourly full sync that we do with your Airbnb and Booking.com calendars.

Sub-Sync Settings

Availability Sync, Pricing Sync, and Minimum Nights Stay Sync

Sub-sync settings can be found by navigating to Settings > Preferences > Sync. They can only be enabled or disabled globally (in other words, these settings will apply to all properties that have Sync enabled).

Enabling Pricing Sync, Availability Sync, and/or Minimum Nights Stay Sync allows the following to happen:

  • When Vrbo is the lead listing on your property, Hospitable will check your Vrbo calendar on a 4.5-hourly rolling sync. Any changes found on the Vrbo calendar will be pushed to the calendars of other listings on the property, provided the relevant sub-sync settings are enabled.

  • When you merge properties, and one of those contains a Vrbo listing, the main calendar data on Hospitable will be pushed to the Vrbo listing’s calendar immediately if the relevant sub-sync setting is enabled. This happens automatically with Booking.com and Airbnb, regardless of your sub-sync settings on Hospitable. It is only the Vrbo listing that relies on these sub-sync settings to be enabled in order for Hospitable to send the calendar data at merging.

  • If Hospitable is unable to push calendar updates to your Vrbo calendar, we will retry failed push on a rolling 4.5-hourly basis if the relevant sub-sync setting is enabled. Example: If Vrbo rejected a pricing push from Hospitable, and Pricing sync is enabled on Hospitable, then we will retry that push every 4.5 hours until it is successful. If Pricing sync is not enabled, we will not retry the failed push.

Sub-Sync settings apply only to properties with the same property ID; they do not apply to the other properties within a parent-child relationship!

How to Change Sync Settings

Enable/Disable Sync for a Particular Property

When listings are first merged into a single property, containing a Vrbo listing, Sync will be enabled by default. When you select a property (Properties > Click on your Property), you'll see the Sync toggle to enable/disable Sync for that specific property.

Disabling Sync here will disable all sub-sync settings for this specific property, including Reservation Sync. In most instances, this is not recommended.

Enable/Disable Sub-Sync Settings (Availability, Pricing, and Minimum Night Stay)

You can change these Sync settings at the account level by going to Settings > Preferences > Sync. These settings will apply to all properties that have Sync enabled.
