Length-of-Stay Commission Rates on Management Agreements

Charge a different commission rate for shorter versus longer stays within a single management agreement.

Written by Dee Akram

If you want to apply one commission rate to short stays and a different rate to longer stays, you can add multiple commission rates to a management agreement, each tied to a length of stay. This is useful when, for example, you charge a lower commission on monthly rentals than on nightly stays.

This guide explains how length-of-stay commission rates work, how to add them, and the limitations to keep in mind.

How length-of-stay commission rates work

Every management agreement contains at least one commission rate. When a reservation is created, Hospitable looks at the number of nights in the stay and applies the commission rate that matches that length of stay.

  • With one commission rate, it applies to every reservation regardless of how many nights the guest stays.

  • With two or more commission rates, each rate is tied to a length of stay. The rate whose length of stay matches the reservation is used.

Each commission rate can include:

  • A percentage rate (overall or per channel)

  • A flat rate (overall or per channel)

Tax on commission is configured separately from the rate itself and applies to every commission rate on the agreement.

Add a commission rate for a different length of stay

  1. Go to Owners → [Owner name] → Management Agreement.

  2. Open the agreement you want to edit and start a new amendment (or edit the agreement if it has not been activated yet).

  3. On the commission step, you will see your existing commission rate. Select +Add under “Commission Rate.”

  4. Enter the length of stay the new rate applies to. For example, enter 31 to make the new rate apply to stays of 31 nights and over.

  5. Enter the percentage rate, flat rate, or per-channel rates for the new commission rate.

  6. Review the summary — your original commission rate automatically becomes the rate for stays shorter than the length of stay you entered.

  7. Save the amendment and apply it as usual.

How the lengths of stay are split

When you add a subsequent commission rate, Hospitable automatically applies length-of-stay thresholds across every commission rate on the agreement.

  • The new rate applies to [X] nights and over — the length of stay you entered.

  • The original rate applies to [X − 1] nights and under.

For example, if you add a new commission rate at 31 nights:

  • Stays of 1–30 nights → original commission rate.

  • Stays of 31 nights or more → new commission rate.

You can add further commission rates by repeating the process. Each new rate must apply to a longer length of stay than the previous one.

What happens when a stay changes length

If a reservation is altered — for example, the guest extends their stay — and the new length of stay now matches a different commission rate, Hospitable uses the matching rate going forward.

💡 If the owner statement for that stay has already been published (locked), Hospitable keeps the commission that was already recognized on the published statement. Future recognition and future statements use the commission rate that matches the new length of stay. This prevents retroactive changes to statements you have already shared with owners.
