A Management agreement defines how reservation earnings are divided between your business and an owner. When those terms change, add an amendment to the owner’s default or property-specific agreement.
Each amendment has a start date. The previous terms remain part of the agreement’s history, while the amended terms apply from the selected date.
Before you start
Before adding an amendment, confirm:
Which owner’s agreement needs to change.
Whether the change should apply to the owner’s default agreement or only one property.
The date when the new terms should begin.
The updated commission, fee allocation, payout direction, revenue recognition, and tax terms agreed with the owner.
When to amend a Management agreement
Add an amendment when an owner’s financial terms change, including changes to:
The commission base or percentage.
A flat fee or commission tax.
Reservation-fee allocation.
Who receives the reservation payout first.
Airbnb co-host payout handling.
Revenue recognition.
Pass-through-tax responsibility.
Channel-specific rates, when available.
Amend the default agreement when the updated terms should apply to every property using the owner’s default earnings.
Amend a property-specific agreement when the updated terms should apply only to that property.
Open the owner’s Management agreement
Go to Operations → Your business.
Select the relevant business.
Open Owners.
Select the owner.
Open the Management agreement tab.
Select the agreement to amend
The Management agreement tab shows the owner’s default agreement and any property-specific agreements.
Select the default agreement when the change should apply to all properties using the owner’s default earnings.
Select the relevant property tab when the change should apply only to that property.
A property-specific agreement overrides the default agreement for that property. Only one agreement can be active for a property at a time.
When an existing agreement period can’t be edited
You can edit an existing agreement period only when it has not been used for a Published or Paid statement.
Once a Published or Paid statement uses the agreement period, its terms are locked to preserve the calculations on that statement. To change the owner’s terms, create a forward-dated amendment instead.
For the owner’s default agreement, a Published or Paid statement for any property using that default locks the existing agreement period.
Add an amendment
Confirm that the correct default or property-specific agreement is selected.
Click Add amendment in the upper-right corner.
Choose the date when the amended terms should begin.
An amendment can begin on any date. The agreement’s previous terms are preserved for the earlier period, and the amended terms apply from the selected start date.
Update the earnings terms
Update the settings that have changed in your arrangement with the owner.
You can update any of the following:
Payout direction — who receives the guest payout.
Co-host payout toggle — for Airbnb co-host setups.
Commission — percentage or flat fee, and tax handling.
Reservation fees split — how cleaning, pet, and other fees are split.
Pass-through taxes - who they’re reported to.
Review and save the amendment
Before saving, confirm:
You selected the correct default or property-specific agreement.
The amendment start date is correct.
The payout direction matches your updated arrangement with the owner.
The commission and fee allocations are correct.
Revenue recognition is configured as intended.
Pass-through-tax responsibility is correct.
The reservation preview produces the expected breakdown, when a preview is available.
Click Save earnings to save the amendment.
What happens after you save
The agreement’s earlier terms remain part of its history.
The amended terms apply from the selected start date.
An amendment to the default agreement affects properties using the owner’s default earnings.
An amendment to a property-specific agreement affects only that property.
Which agreement period applies to a reservation depends on its stay dates and the selected revenue-recognition method.
The reusable template associated with the agreement does not change when the active agreement is amended.
Templates cannot be applied while adding an amendment from an owner’s Management agreement tab. Templates can currently be applied only from the business’s Templates tab when creating a new agreement.
Return a property to the default agreement
If a property no longer needs its property-specific terms, return it to the owner’s default agreement:
Open the owner’s Management agreement tab.
Select the relevant property-specific agreement.
Click Use default earnings on the right side of the active template.
Review the change and confirm it.
The property-specific agreement will no longer be active for that property. The owner’s default agreement will apply instead.
