You can add different markup rates to your base price for a booking platform that will apply to all listings from that platform (Airbnb, Booking.com, Vrbo, Agoda) on all of your properties.

Markup rates can be set per booking platform or at the individual listing/property level.

These markup rates are applied to the base rates listed in your calendar before being sent to the booking platform.

What markup rate should I set for each booking platform?

We can't tell you what markup rate to set for each booking platform; this should be based on your preferences, strategies, and maybe influenced by the commission amount on each platform.

Originally, the markup feature was thought as a way for hosts to help make up for the amount lost to commission, which is different on each platform.

For example, Airbnb charges a commission of 15.5% but Booking.com charges 18-20%. So, you may want to set a markup rate of 15.5% for Airbnb and 18-20% for Booking.com.

But again, this is totally up to you!

How do I set markup rates per booking platform?

Adding a markup rate will not automatically update prices on your booking platforms. Once a markup rate is in place, that markup will be added to any future price updates.

To do this:

  1. Click on Settings

  2. Click on Preferences

  3. Select Properties in the left sidebar

  4. Input the percentage of markup rate for each booking channel. This can be a positive or negative number, or zero.

In the example screenshot above, if your property base rate is set to $100 on Hospitable's calendar, we will send the following nightly rate to each channel:

  • Airbnb, with a 15.5% markup rate publishes a rate of $115.50 on their platform.

  • Vrbo, with an 8% markup rate publishes a rate of $108.00 on their platform.

  • Booking.com, with a 17.5% markup rate publishes a rate of $117.50 on their platform.

  • Agoda, with a 0% markup rate publishes a rate of $100.00 on their platform.

  • Direct, with a 0% markup rate publishes a rate of $100.00 on their platform.
