If you notice that your booking platform calendars or Hospitable calendar show different pricing than what you expect, there are several things you can check.

Where did you make changes?
Prices are managed directly from your Hospitable calendar. If you're using a dynamic pricing tool, make sure itโs directly connected to Hospitable and not to OTA platforms (like Airbnb).
Any changes made manually on your Hospitable calendar will be pushed to your listings immediately, regardless of sync settings.
When manually adjusting pricing on your Hospitable calendar, follow these steps:
Open the Calendar page
Select the property you want to adjust
Choose the dates to update
Enter the updated pricing
Click Save to finalise the changes.
Do you have markup rates set for that channel or listing?
Markup rates help you customize your pricing for the same listing on different channels. This allows you to get paid the same amount regardless of channel fees, optimize your pricing strategy across platforms, or cater to varying customer bases.
Your Hospitable calendar will always display your base rate. If you set $100 on Hospitable and your Airbnb markup is 3%, you should see $103 on your Airbnb calendar. Learn more about markup rates here.
Likewise if you have $100 set on Airbnb and have an Airbnb markup rate of 3%, when we pull data from your Airbnb listing (assuming it's your lead platform) we'll remove the markup rate of 3% to display the base rate on Hospitable of $97.
Listing vs Account-Level Markup Rates
You can set markup rates on the account level, as well as the listing level. If you have different rates at the account level and listing level, listing-level markup rates will always be honored first.
You might want to set listing-specific markup rates if you are required to collect specific taxes in your jurisdiction, for example.
Vrbo Only
Do you have a Property Management Software?
If you use a PMS on Vrbo, Hospitable will be unable to make changes to your Vrbo calendar. You can read more about those limitations here.
Is your property listed?
We cannot make changes to an unlisted/hidden/paused Vrbo listing. You will need to make the listing active before we can sync pricing to your Vrbo calendar.
If we attempt to push calendar data to your Vrbo listing while it is unlisted/hidden/paused, then those attempts will fail and be "Skipped". A "Skipped" attempt can never be retried! To fix this, please contact Hospitable support after making your Vrbo listing live, and we can help by force pushing calendar data to your listing.
Is Vrbo your lead listing?
While manual updates to your Hospitable calendar are always pushed to all listings immediately, changes made on your Vrbo lead listing's calendar are picked up during our regular 4.5-hour syncs.
If you recently made a change on your Vrbo calendar, it can take up to 4.5 hours for us to detect that change, display it on the Hospitable calendar.
Is pricing sync enabled?
In order for us to push prices from your Vrbo lead listing to your other listings, you will need to enable pricing sync.
If pricing sync is disabled, your Hospitable calendar will show the pricing from your Vrbo calendar (minus any markup fees), but these rates will not be pushed to your other listings.
Airbnb Only
Did you manually change the price in your Airbnb calendar?
If Airbnb is the lead listing on your property, and you either make manual changes directly on your Airbnb calendar, or you have a dynamic pricing tool connected to your Airbnb account and pushing prices to your Airbnb calendar, then Hospitable will override those prices the next time we perform the 4.5-hourly sync with your lead listing. During this sync, we will detect that the price is different on Airbnb, and we will push out the price we already have in our calendar and override the Airbnb calendar.
Hospitable is the ultimate source of truth for pricing.
Do you have Smart Pricing enabled?
If Airbnb is your lead listing and you have Smart Pricing enabled, it's likely that you will see discrepancies. Hospitable detects and pushes base pricing to your Airbnb calendar, and Smart Pricing is dynamic pricing added to your base rate. We cannot make changes to prices created by Airbnb's Smart Pricing.

Do you have another connected software?
Even if they don't appear to be active, connected software can make changes to your calendar. If you don't see what you expect, you can check for and remove connected software by going to

Do you have a pricing rule set or promotion?
Your Airbnb settings can override what we send. If your rate isn't as expected, check to see if you have any rulesets, discounts, or promotions.
Booking.com Only
Do you have more than one rate plan?
Hospitable cannot communicate with child rate plans or secondary parent rate plans. You can set your primary rate plan by going to

Alternative Options for Pricing Management
If you prefer not to use Hospitable to manage your pricing, you can downgrade your Airbnb connection to a limited one, allow Airbnb to manage calendar and pricing settings, while still using Hospitable to handle messaging only. This approach provides flexibility in how your properties are managed across platforms.
This will not work for Booking.com. When you have Hospitable connected to Booking.com, they require you to make any and all edits on the Hospitable calendar.
