Requirements
To create a Vrbo listing from Hospitable, the following must be in place:
Your property must have a listed Airbnb listing on it.
You must have received at least three reviews on any other booking platform.
You must have a Vrbo Partner account connected to Hospitable.
You must have a bank account added or Stripe connected to your Hospitable account for payment processing.
Your property must have a valid address set.
Your property must have at least 6 photos uploaded.
Your property must have amenities configured.
Your property must not already have a Vrbo listing attached to it.
Your Vrbo account must have a credit card on file. Vrbo charges its 5% commission per booking directly to this card — this is separate from Hospitable's or Stripe's payment processing.
Creating Your Listing
Step 1: Start the Creation Process
Go to Properties in your Hospitable account.
Select the property you want to list on Vrbo.
Click Continue next to "Create a new Vrbo listing"
Step 2: Select Your Vrbo Account
Select the Vrbo account you want the listing created on.
Click Continue.
Vrbo will charge its commission for reservations booked on this listing to the credit card on file on the selected Vrbo account.
Step 3: Set Your Vrbo Listing Name
Enter a name for your Vrbo listing.
The listing name must be between 20 and 80 characters long.
Step 4: Describe Your Property
Write a description for your Vrbo listing.
The description must be at least 400 characters long.
Focus on what makes your property appealing to guests — highlight key features, the location, and what guests can expect.
Step 5: Set Your Cancellation Policy
Choose a cancellation policy for your Vrbo listing. This determines the refund terms if a guest cancels their reservation.
The available options are:
Relaxed (14 days) — 100% refund if cancelled at least 14 days before arrival. 50% refund if cancelled at least 7 days before arrival.
Moderate (30 days) — 100% refund if cancelled at least 30 days before arrival. 50% refund if cancelled at least 14 days before arrival.
Firm (60 days) — 100% refund if cancelled at least 60 days before arrival. 50% refund if cancelled at least 30 days before arrival.
Strict (60 days) — 100% refund if cancelled at least 60 days before arrival. No refund after that.
Non-refundable — No refund for any cancellation.
Step 6: Enable a New Listing Promotion
You can choose whether or not you want to enable a 20% "New listing" promotion to help you get bookings faster on your new listing.
The offer applies to the first three bookings on the new listing.
Step 7: Go Live Now or Later
Choose whether you want your listing to go live immediately or save it for later.
Go live now — Your listing will be published on Vrbo and available for bookings right away.
Go live later — Your listing will be created but will remain unpublished. You can publish it when you're ready.
Next Steps
After creating your Vrbo listing, we recommend configuring the following:
Select your booking policy — Choose whether guests can book instantly or whether you want to review all booking requests before accepting. See more here: Property: Availability Settings Page
Configure your markup rate for Vrbo — Set the percentage amount you want prices increased or decreased by when pushed to your Vrbo calendar. See more here: Markup Rates on Hospitable
Review your pricing and fees — Make sure your nightly rates, cleaning fees, and other charges are set correctly for your Vrbo listing. These are managed at the property level in Hospitable and pushed to Vrbo.
Check your listing on Vrbo — Once published, visit your Vrbo account to confirm your listing appears correctly and all details look right.
Known issue: In some cases, the address on the newly created Vrbo listing may swap the street name and complement (e.g., apartment number). If you notice this, update your address details on the property and it will be pushed to Vrbo.
Troubleshooting
My property doesn't show the option to create a Vrbo listing
Make sure all the requirements listed in the "Before You Start" section above are met. Common reasons the option may not appear:
The property doesn't have a listed Airbnb listing on it (for example, if your Airbnb listing is Unlisted).
You haven't yet received three or more reviews on any of your online booking platforms or listings.
The property is missing photos, an address, or amenities.
The property already has a Vrbo listing attached.
You don't have a Vrbo Partner account connected.
If everything looks correct and you still don't see the option, contact Hospitable support.
My listing was created but isn't showing on Vrbo
After creating a listing, Vrbo may take a few minutes to process it. During this time, the listing may temporarily show as "Expired" on Vrbo's end — this is normal. Hospitable will turn your listing live again once Vrbo finishes processing.
If your listing still doesn't appear after 30 minutes, contact Hospitable support.
