Vrbo Official: Pilot Invitation

How Hospitable is inviting hosts onto the new official Vrbo integration, how to join the waitlist, and what to expect next.

Hospitable is now a fully certified official Vrbo partner. We are rolling out the new Vrbo integration to hosts in waves, starting with the hosts best positioned for a smooth migration. This article explains how the invitation process works, how to join the waitlist, and answers the most common questions we've been getting.


How We're Inviting Hosts

We're onboarding hosts in waves rather than all at once. This protects your bookings and lets us refine the experience before each new group joins.

  • Group 1: Includes hosts who:

    • Are US-based

    • Use Direct Premium

    • Have payment and payout methods already in place on Hospitable.

    • Are happy with using Hospitable as Merchant of Record for Vrbo bookings.

  • Group 2: Includes hosts who:

    • Are US-, UK-, or Australia-based

    • Do not use Direct-Premium, but are willing to accept Hospitable as Merchant of Record for Vrbo bookings.

    • Are property managers with multiple Vrbo listings.

  • Later groups: Includes hosts who:

    • Are based in the rest of the world (where Stripe is supported).

    • Use Direct Basic

    • Currently use Vrbo or want to add Vrbo for the first time.

    • Use Stripe and Owner Statements

You do not need to do anything to be considered, but joining the waitlist is the fastest way to tell us when and how you want to be onboarded.

How To Join The Waitlist

To join the waitlist:

  1. Click the button above โ†’ Click Join the waitlist with Hospitable at the bottom.

  2. Log in to your Hospitable account (if you aren't already logged in).

  3. Confirm how many properties you manage on Vrbo today โ†’ Press Continue.

  4. Do you have Vrbo listings today? - Tell us whether or not you already have Vrbo listings set up, and where those are connected.

    • Yes, connected through Hospitable - You have Vrbo listings, and those are currently connected to your Hospitable account.

    • Yes, managed in another tool - You have Vrbo listings, but those are connected to and managed by a different software.

    • Not yet, but I'd like to list on Vrbo - You don't have Vrbo listings, but would like to expand to a new platform.

    • No, and I'm not interested right now - You don't have Vrbo listings, and aren't very keen on setting them up right now.

  5. Who should collect guest payments? - How would you like payments for Vrbo bookings to be managed?

    1. Hospitable collects payments (Available in the US, UK, and Australia) - Hospitable will be the Merchant of Record, providing charge-back and cancellation protection, and will collect payments from guests and manage payout to you.

    2. I collect payments with Stripe - Payments go directly to your Stripe account. Stripe fees apply, plus a 1% Hospitable platform fee.

    3. Vrbo collects payments (not yet available) - Vrbo handles guest payments directly. This option will be supported once Vrbo releases Vrbo Payments.

    4. I'm not sure yet - We can help you choose the best option during onboarding.

  6. Does Vrbo collect and remit your local taxes?

    1. Yes - Vrbo collects and remits all my taxes.

    2. No - I collect and remit all my taxes.

    3. It depends - Vrbo collects and remits taxes for some of my properties.

    4. I'm not sure - I don't know how taxes are handled for my properties.

  7. When would you like to get access?

    • Choose when you'd like to get access:

      1. As soon as possible - You like trying new tools early, and are happy to share feedback.

      2. Once it's running smoothly - You'd rather come on after the first hosts have settled in, when the core experience is steady.

      3. When everything is polished - You'd prefer to wait until the integration is well-tested and widely used.

  8. Anything else? - Share any other comments or points you would like to get across to our onboarding team.

  9. Review & submit - Review your responses. You can go back to any step to make changes. Submit when done.

๐Ÿ’ก Joining the waitlist isn't a guarantee that you'll be invited right away or in the next wave โ€” but it's the fastest path to being onboarded. We use your responses (including how soon you'd like to start) to invite hosts as soon as we can support their account well.


What Happens After You Apply

Based on your application form, we will assign you to a piloting group. The group you are in will not be communicated.

If anything changes after you apply โ€” for example, you switch off another PMS โ€” you should update your responses so we can re-evaluate based on the latest information.

When your group is ready, you'll receive an invitation email from Hospitable with a link to start onboarding.

  • The invitation is personal to your account. You'll need to reconnect your Vrbo account manually when prompted โ€” your account will not auto-migrate.

  • During onboarding you'll be asked to add a credit card to your Vrbo account (for Vrbo's 5% commission) and to confirm your payout and tax settings in Hospitable.


FAQs

Why is the Vrbo integration changing?

The previous Vrbo connection relied on a Chrome extension and did not use Vrbo's official API. That caused frequent disconnects, blocked calendars, missing fees, and syncing inconsistencies. The new integration is a direct, official API connection โ€” more stable, fully managed, and certified by Vrbo.

When is this happening?

There is no single release date. The rollout is staggered by groups. US hosts are being onboarded first, with UK and Australia next, and EU following once Stripe is available as an alternative payment option. We'll email you before your account is eligible.

Will "Limited Connection" still be available?

Yes, in specific cases. A limited (messaging-only) connection is still available if:

  • Your Vrbo account and listings have never been connected to a PMS, and

  • You create your Vrbo listings directly on Vrbo, not inside Hospitable.

  • You aren't able to use Direct Premium or Stripe for payment processing.

What does it mean that Hospitable becomes the Merchant of Record (MoR)?

Hospitable processes guest payments for Vrbo bookings instead of Vrbo paying out to you directly. Under the new model:

  • Vrbo charges 5% commission.

  • Hospitable charges 3.9% if you use Hospitable as MoR (payment processing, chargeback protection, upsell charging, and tax compliance facilitation).

  • Or you can use your own Stripe account as MoR. You then take on payment processing liability, chargebacks, and your own tax remittance.

Vrbo does not offer MoR for PMS-connected listings, so keeping Vrbo as MoR is not an option once you're on the official integration.

How does the owner credit card for Vrbo fees work?

Vrbo collects its 5% commission separately and requires a credit card on file on the Vrbo account. The card is charged per booking and cannot currently be replaced with a bank account. Only one credit card can be added to each Vrbo account.

Can I set up different payout accounts per listing?

Yes. Split payout is available from day one, and works the same way as Direct Premium payouts โ€” you choose which account each property's payout should go to.

What changes with taxes?

Hospitable facilitates tax compliance and remittance where supported. If Vrbo currently remits a specific county tax that Hospitable does not yet cover, you may need to file that tax manually until Hospitable expands coverage. For pass-through taxes (for example, Florida Tourism Development Tax), Hospitable passes the collected tax through to you in your payout for you to remit.

I manage multiple owners. Does anything change?

The official API removes the need to juggle Chrome profiles and manual login switching. Unlike Airbnb, you do not need to add owners as listing admins to your Hospitable account โ€” that isn't how Vrbo works.

Can I keep my Vrbo annual subscription (3% plan)?

The integration itself doesn't block grandfathered annual plans, but Vrbo does not offer annual subscriptions to new hosts or hosts who were not previously signed up to it. Whether you can keep it depends on Vrbo's policy, not Hospitable's.

Do I need to disconnect and reconnect?

Yes. When the official integration becomes available to you, you'll reconnect your Vrbo account and add a credit card on Vrbo for commission payments. That removes the need for the Chrome extension. Full instructions are included in your invitation email.

Will this work like Airbnb?

Not exactly. For calendar syncing, listing management, listing creation, and more, it will be the same as the Airbnb connection. However, Airbnb remains the Merchant of Record on its platform. Vrbo is shifting payment handling to PMS partners, so the financial model is different.

If a reservation is cancelled, do I get refunded the 5%?

For full refunds, Vrbo typically refunds its 5% commission (handled entirely by Vrbo). Hospitable can only refund its own 3.9% processing fee. For partial refunds, part of the processing fee may still be retained because chargeback protection still applies.

How are refunds handled overall?

Your cancellation policy still applies. When a refund is owed, Hospitable facilitates it โ€” similar to Direct Premium.

When do I receive payouts?

Under Hospitable as MoR, payouts are typically sent 24 hours after check-in. If you currently receive "early payout" on a legacy Vrbo account, that may not be supported under the new model.

Will this fix calendar sync issues and Chrome profile problems?

Yes. The new integration eliminates the Chrome extension dependency, the need for multiple Chrome profiles, and most of the recurring sync failures.

Can I stay on Direct Basic?

Yes. The Vrbo integration is independent of your Direct plan.

Will the way charges appear on a guest's credit card change?

Yes. Guests will see Hospitable or Stripe (depending on your set up) on their statement as well as Vrbo; reservation price charged by Hospitable and Vrbo commission charged by Vrbo. Final wording is pending confirmation.

Can Vrbo reviews be automated?

Not yet. It's on the roadmap, but is not in the initial release.

Will I be able to manage promotions and discounts inside Hospitable?

Not at launch. Discount management is planned longer-term.

Can I use Hospitable only for messaging and calendar (not payments)?

Not with the Vrbo Official integration. With the full Vrbo Official connection, Hospitable manages messaging, calendar, listing details and settings, and payment processing and payouts together. A limited connection (messaging only) is still available for hosts who meet the criteria above.

Will Hospitable defend chargebacks?

Yes. When Hospitable is MoR, we collect and submit evidence. If the dispute is lost, Hospitable absorbs the liability.

Can guests pay in installments?

Yes. Payment terms, including multi-installments, are supported.

Can I create and push new listings to Vrbo from Hospitable?

Yes. Listing creation and publishing to Vrbo is supported under the official integration.

Can I use the Vrbo Official integration if I live in a country not supported by Hospitable's Direct Premium or Stripe?

No. Hosts with properties in countries which are not supported by Hospitable's Direct Premium feature, or Stripe, will not be able to use the Vrbo Official Integration.

Why am I being invited? I'm already on Vrbo.

You may be connected to Vrbo on the older, Google Chrome Extension-enabled Vrbo connection. The Vrbo Official connection offers a better and more robust, official integration with Vrbo.

Why am I not in the first group invited? Why am I in a later group?

Our invitations are based on certain criteria that make hosts better suited to earlier adoption. We stick to this criterion in order to ensure the best onboarding experience for hosts.

I selected "As soon as possible" Why am I not in the first wave of pilots?

Selecting the "As soon as possible" option does not guarantee you will be in the first wave of pilots. Depending on your other answers, you may not be a suitable candidate for the first wave. Keep in mind the wave or group criteria found here.

Why do I need to fill out this form?

The waitlist application takes a couple of minutes. It helps us understand your setup so we can invite you at the right time and with the right onboarding path. Completing it is optional.

I see the status as "Invited." What do I do now?

The "invited" status means you're able to proceed! Please check your email for instructions for moving forward.

Can I switch to Vrbo Official today?

Currently, the only way to switch to Vrbo Official is to complete the form and wait for your invitation. We'll alert you as soon as we're ready for you!
