How to Connect an Airbnb Account

Learn how to connect your Airbnb account to Hospitable and import your listings for full automation

Connecting Airbnb to Hospitable using the official integration allows Hospitable to manage your listing details, calendar, messaging, and reservations automatically.

Follow the steps below to complete the connection successfully.

Before You Start

Make sure the Airbnb account you want to connect is ready:

  • You can log in successfully.

  • Your profile includes a verified email address and profile photo.

  • Your profile includes a phone number.

  • No other property management software is connected, unless you plan to use a limited connection.

To check for existing property management software connections on Airbnb:

  1. Go to Airbnb → Profile picture → Account → Privacy & sharing → Services.

  2. Remove any existing connections.

If you use Google, Facebook, or another social login, you need to create an Airbnb password first:

  1. Enter your email address.

  2. Follow the email instructions to set a password.

An Airbnb account can only be connected to one Hospitable account at a time. Listings cannot be split across multiple Hospitable accounts.

How To Connect Airbnb To Hospitable

Step 1: Start The Connection

  1. Go to Settings ⚙️ → Channel connections.

  2. Click Connect with Airbnb.

Step 2: Tell Hospitable About Your Current Setup

The dialog asks:

Is this Airbnb account currently connected to third-party software?

  • No: continue to the next step. Hospitable will be your only management tool for this Airbnb account.

  • Yes: pick the tool you use from the list. If you are currently using a PMS, you'll be moved to Step 3. If your software is compatible with the full Hospitable connection, you'll be moved to Step 6.

Pick your tool from the list when possible, especially if you're planning to use the limited connection (not recommended). If you type a custom name that is not in the Hospitable catalog, the dialog may not be able to offer you a limited connection later in the flow.

Step 3: Confirm Whether Your Other Software Is Still Connected

If you selected another property management tool or channel manager, the dialog asks:

Is this Airbnb account still connected to [your tool]?

  • I have disconnected: Hospitable will become your full connection to Airbnb. Continue to Step 5.

  • I have not disconnected: Hospitable will connect in a limited capacity. Continue to Step 4.

Step 4: Choose A Limited Connection (Only If Your Other Software Is Still Connected)

If your other tool is still connected to Airbnb, the dialog explains what a limited connection can and cannot do, and offers two options:

  • Start with limited connection: Hospitable handles guest communication, teammate tasks, and other operations, but does not control your Airbnb calendar or pricing.

  • Switch to full connection: choose this if you have already disconnected your other tool on Airbnb.

Before starting a limited connection, read Airbnb: Using Other Software With Airbnb (Limited Connection) so you understand what changes.

A limited connection does not give Hospitable calendar or pricing control on Airbnb. If you want full automation, disconnect your other software on Airbnb first and choose the full connection.

Step 5: Review What Managing Airbnb From Hospitable Looks Like (Only If Your Other Software Is Still Connected)

This step shows what Hospitable will handle for you, including pricing, availability, and messaging. You'll choose Start with limited connection and be moved to Step 8.

Step 6: Review What To Expect After Connecting (Full Connection - PMS)

The dialog summarizes what changes on your Airbnb account after connection, including Smart Pricing, fees, and iCal.

Step 7: Review How Connecting Works

This step shows a short summary before you continue to Airbnb: you authorize Hospitable on Airbnb, return to Hospitable, and your listings import automatically.

Step 8: Approve Access On Airbnb

You are redirected to Airbnb to approve the connection.

  1. Click Connect.

  2. Click Allow to authorize the connection.

Hospitable then imports all listings on that Airbnb account.

Review Imported Listings And Confirm The Connection

Each imported listing, unless merged during the connection process, creates a new property on Hospitable. To review your properties:

  1. Go to Hospitable → Properties.

  2. Choose which listings to import.

  3. If you do not want to manage a listing in Hospitable, select Mute this property on Hospitable.

  4. Click Continue.

If you do not see a listing:

  • Check under Muted properties.

  • Open the property and select Unmute listing.

Automatically Merge Listings

If Hospitable detects that the Airbnb listings being imported share an address or other similarities with other listings on your Hospitable account, Hospitable suggests merging them with the other listings under the same property.

  • Select Same property if the listings belong to the same property and should be merged together.

  • Select Not the same if the listings are not for the same property and should not be merged.

  • Click Continue after confirming your setup.

To confirm your Airbnb account is connected:

  1. Go to Settings ⚙️ → Channel connections.

  2. Locate your Airbnb account.

You will see one of the following:

  • A full connection badge.

  • A Limited Connection badge.

Co-Hosted Listings

Hospitable supports co-hosted Airbnb listings, but requires the listing owner to be connected.

If You Have The Listing Owner's Login

Connect their Airbnb account using the steps above.

If You Do Not Have Their Login

  1. Go to Settings ⚙️ → Channel connections.

  2. Click Invite host next to the co-hosted Airbnb channel.

  3. Complete the invitation.

The listing owner receives a secure invite to connect their account. Inviting a listing admin does not grant them access to your Hospitable account, but allows their listing to sync. Read more in Airbnb: Invite The Listing Admin to Connect Their Airbnb Account.

The listing owner must be connected for Hospitable to manage calendars, availability, and messaging reliably.

What Happens If Only The Co-Host Is Connected

  • Listing details cannot be edited.

  • Calendar updates will not sync.

  • Availability blocks will not apply.

  • Messaging automations may fail.

If The Listing Owner Disconnects

  • New reservations will stop syncing.

  • Existing reservations remain as records.

  • You must reconnect the listing owner to restore functionality.

After Connecting

Once connected:

  • Hospitable manages listing details, availability, and messaging.

  • No iCal connection is required.

  • Updates sync automatically.

  • Hospitable pulls in your current, future, and past reservations.

  • Hospitable can import up to 100 past reservations per listing, up to a maximum of 4,000 past reservations per Airbnb account.

It can take up to 30 minutes for past guest conversations to appear. New messages and triggers continue to work during this time.

After setup, click Thanks, I'm finished for now to return to your dashboard.

Connecting Multiple Airbnb Accounts

To connect additional Airbnb accounts:

  1. Log out of Airbnb.

  2. Repeat the connection steps for each account.

Disconnect Airbnb

You can disconnect Airbnb from either platform.

From Hospitable

  1. Go to Settings ⚙️ → Channel connections.

  2. Click Edit → Delete next to the Airbnb account.

  3. Type DELETE into the text box.

  4. Click Confirm.

From Airbnb

  1. Go to Airbnb → Profile picture → Account → Privacy & sharing → Services.

  2. Remove Hospitable.

Reconnecting After Credential Changes

If you update your Airbnb login details (password, email, or 2FA), your connection may expire.

To reconnect:

  1. Go to Settings ⚙️ → Channel connections.

  2. Find the affected account.

  3. Click Reconnect or Edit → Update.

  4. Complete authentication and any 2FA prompts.

If you cannot access your Airbnb account, recover it through Airbnb before reconnecting in Hospitable.

Host Fee Structure Changes

Connecting to Hospitable can affect your fee structure on Airbnb.

If your Airbnb account switches from a split-fee structure to a host-only fee structure during connection, Hospitable automatically adjusts markup rates to prevent payout disruption. See Airbnb Service Fees: Split Fee vs Host-Only Fee for details.

Security And Data Protection

Security is paramount to Hospitable, as it is for you. Hospitable is designed to protect your booking channel credentials. Read more on the data security page.

Troubleshooting Connection Issues

The Dialog Did Not Offer A Limited Connection

If you chose your software from the list and you are still connected to it on Airbnb, the dialog offers a limited connection. If it does not:

  • Check that you selected your tool from the list rather than typing a custom name. Custom names may not be recognized as property management software.

  • Check that you answered I have not disconnected on the "still connected" step.

  • If your tool is not in the list, contact support and Hospitable will help you connect.

Cannot Connect The Airbnb Account

If you cannot connect your Airbnb account:

  • Make sure you are logged into Airbnb in another tab, using the same browser and device.

  • Clear your browser cache and cookies.

  • Open a Private or Incognito window and try again. Ad blockers can prevent the connection.

  • Check that the Airbnb account does not have any holds, suspensions, or pending identity verification. These can block the connection.

If you are using an Invite host link from the invite email, log out of Hospitable before accepting the invite.

If you see an error that the account is already connected:

  • Disconnect it from the other Hospitable account, or

  • Remove Hospitable from Airbnb → Account → Privacy & sharing → Services.

If you do not see listings appearing after connecting, wait up to 5 minutes.

If the connection keeps disconnecting immediately, connect again after checking Airbnb's Connected Apps to make sure no other property management software is connected.

Airbnb Listing Shows "Calendar Restricted" On The Property Or Channel Connections Page

You may see Calendar Restricted on the Airbnb listing on Properties → Overview (sometimes together with Sync restricted). This means Hospitable will not push calendar or pricing updates to Airbnb until the issue is fixed.

When you hover over or open the badge, the message may say the listing is unclaimed or calendar restricted. These are different technical states, but both use the same Calendar Restricted badge on Overview.

The Calendar Restricted badge can appear whether your Airbnb listing is Listed or Unlisted on Overview. Unlisting the listing on Airbnb does not remove the badge by itself.

This often means Hospitable could not claim the listing for calendar sync.

A frequent cause is a minimum night stay on a date higher than your default max night stay on Airbnb. Temporarily raise the default max nights on Airbnb, reconnect via Channel connections → Connect with Airbnb in the same browser, then reset max nights under Properties → Availability once the badges clear.

If you are a co-host on the listing, invite the listing admin to connect their listing as well. This is a requirement from Airbnb. Read more in Airbnb: Invite The Listing Admin to Connect Their Airbnb Account.
