Airbnb Service Fees: Split Fee vs Host-Only Fee

What fee applies to me on Airbnb, and can I change that?

There are two fee setups: a host-only fee and a split fee. Which Airbnb enforces depends on the location of your listings and whether you use third-party property management software (PMS) like Hospitable.

Host-Only fee

On a host-only fee, the nightly rate is the price guests pay. The host is responsible for paying the full fee.

Starting on October 27, 2025, all hosts who use a property management software, like Hospitable, will be required to use the host-only fee on Airbnb.

You can also opt into the host-only fee now, rather than waiting for this change to happen automatically. In Airbnb > go to your profile > Account > Payments and payouts > Service fee > Select the host-only (or simplified pricing) option.

Note that this change applies only to new reservations made on or after October 27, 2025, and does not affect bookings confirmed prior to this date.

Split Fee

A split fee structure means the fee is split between both guests and hosts.

Moving from a split fee to a host-only fee

It may seem like you're making less, but you're not. This change gives you more control since you'll set the guest-facing price. This means no surprise fees for your guests, which is a better experience for them and makes better booking conversions for you.

Here's an example:

Split-Fee: $100 night rate

  • Guest pays: $114 ($100 + 14*% guest fee)

  • Host receives: $97 ($100 - 3% host fee)

Host-Only fee: $114 nightly rate

  • Setting your price to $114 means the guest pays the same amount as before: $114 with no guest fees

  • Host receives: $97 ($114 - 15.5%)

In both outcomes, the guest and host pay and receive the same amounts.

You can set it at a 15.5% markup rate for Airbnb to easily make those adjustments, using Hospitable markup rates. We will apply your markup rate to your base price whenever we push prices to Airbnb, meaning your host-only fee will be collected from the guest as part of your nightly rate.

* Note: guest fees can range from 14.1% to 16.5%

Permanent Switch To Host-Only Fee For PMS-Connected Accounts, October 27 2025

On August 25, 2025, Airbnb announced that it would be requiring all hosts who are connected to a property management software (PMS) to use the Host-only fee.

This was announced alongside an increase to the fee, which is communicated as 15.5%.

A case for the host-only fee

  • Transparency: you set the total price and see the true OTA platform cost.

  • Competitiveness: we know that guests hate seeing fees and convert at a higher rate when shown the true cost of the booking.

  • Lower guest total cost: The host-only fee is 2-7% cheaper, savings that you can allocate to a more competitive price or a richer payout, using markup rates.

  • Hosts that have switched to the host-only fee can keep their prices competitive across channels, and have seen an overall increase in their bookings.

Review your prices

Changing your prices to account for the change does not disadvantage your guests and will not make your pricing less competitive.

This is what the change means in numbers:

  • Split fee: Today, a 3% host fee is deducted from your price to calculate your payout (some pay more, including some hosts with listings in Italy and Brazil). In addition, guests pay a 14.1% to 16.5% service fee on top of the price. For example, if you set your price at $100 USD, you earn $97, and your guests pay about $115.

  • Host-Only fee: On October 27 2025, a 15.5% service fee will be deducted from your price to calculate your payout. This single fee is based on Airbnb’s global average service fees, which are currently split between hosts and guests. For example, if you adjust your price to $115 to account for the single fee, you’ll earn $97.18, and your guests will pay $115.

Who is charged the host-only fee?

  • All hotels

  • As of October 27, this will be andatory for software-connected hosts (with API-synced listings), irrespective of where they're located.

What is the percentage of the host-only fee?

  • Currently: Airbnb communicates a 15% percentage, but it will "range from 14 to 16%"

  • After October 27 2025: The Host-only fee will be increased to 15.5% (Some pay more, including some hosts with listings in Italy and Brazil). See more about this here.

  • You can look up your percentage in Airbnb account settings > Payments and Payouts > Service fee or by checking a reservation in Earnings.

  • Airbnb Plus hosts, and hosts who use Super Strict cancellation "may pay more".

What is the percentage of the split-fee?

  • The total fee ranges from 17% to 23%

    • Guests see a Service fee line item on their quote of 14-20%

    • Hosts have a 3% fee deducted from their payout

  • This fee structure or option will not be available to hosts who use a PMS, after October 27th, 2025.

Can I opt out of the host-only fee?

After the 27th of October, 2025, hosts who use a PMS will not be able to opt out of the host-only fee.

Hosts who don't use a PMS will be able to use the split fee structure until the 1st of December, 2025, when those hosts will also be required to switch to the host-only fee.
