Airbnb and Hospitable Integration Overview

How Hospitable’s official Airbnb integration works and what you can manage from your account.

Hospitable is an official Airbnb Preferred+ integration partner. This means your Airbnb listings can be securely managed directly from Hospitable using Airbnb’s PMS (Property Management Software) integration.

This article explains how the integration works, what you can manage in Hospitable, and important limitations to understand.


Official Airbnb Integration Partner

Hospitable is an Airbnb Preferred+ integration partner, reflecting the reliability and depth of the integration.

With the official integration, you can:

  • Message guests in real time from the Hospitable inbox

  • Review guests and reply to guest reviews

  • Manage listing descriptions, details, and settings

  • Manage calendar pricing and availability

  • Manage fees and availability rules

  • Invite co-hosts to connect to your Hospitable account

  • Create new Airbnb listings from Hospitable

The integration provides:

  • Reliable syncing

  • Direct API connection (no iCal required)

  • Faster issue resolution with Airbnb when needed


Hospitable as the PMS (Source of Truth) Green PMS badge

When fully connected, Hospitable acts as the PMS for Airbnb.

Once set up:

  • A green PMS badge appears next to the Airbnb channel on the Connected accounts page.

  • A Fully managed badge appears inside the property in Hospitable.

If you see a Calendar Restricted badge instead of the PMS badge, your Airbnb setup may need to be updated before Hospitable can fully manage the listing.

Note: Airbnb allows only one PMS to act as the source of truth for a listing.

When Hospitable is the PMS:

  • Hospitable becomes the source of truth for listing data and calendar information.

  • Changes should be made in Hospitable.

  • Updates are automatically pushed to Airbnb.


What You Can Manage in Hospitable

Listing Details and Settings

You can manage:

  • Creating new Airbnb listings

  • Listing name, description, and summary

  • Fees

  • Booking and cancellation policies

  • Booking preference (Instant Book or Request to Book)

  • Amenities

  • Security deposit


Calendar, Pricing, and Availability

You can manage:

  • Availability window

  • Advance notice rules

  • Preparation time between bookings

  • Check-in and check-out restrictions

  • Minimum night stay requirements

  • Pricing

  • Rule sets

Note: Airbnb discounts cannot be managed directly in Hospitable. Discounts must be set using rule sets or configured directly on Airbnb.


Locked Airbnb Fields (Attribute Locking)

Airbnb uses attribute locking, which prevents certain listing fields from being updated via API. If a field is locked, Hospitable cannot update it until it is unlocked on Airbnb.

Co-Hosted Airbnb Accounts

Hospitable supports both:

  • Primary host accounts

  • Co-hosted listings

The Airbnb listing owner’s account must be connected to the same Hospitable account as the co-hosted listing.

If only the co-host account is connected:

  • Guest messaging may not work properly

  • Listing details may not sync

  • Calendar syncing may be incomplete

Multiple Airbnb channels can be connected to one Hospitable account.

Airbnb Video Messages in the Inbox

Hospitable supports Airbnb video messages.

  • Videos sent by guests appear directly in the conversation thread.

  • You can view them inside the Hospitable inbox.

Airbnb Security Deposits

Airbnb only allows hosts using a PMS to collect security deposits, and they must be configured through the PMS.

Hospitable offers two options:

  • Automatic collection through Hospitable

  • Manual collection by the host

Airbnb Host-Only Service Fee

Since October 27, 2025, all hosts using a PMS (including Hospitable) use Airbnb’s host-only fee structure.

Under the host-only fee:

  • The host pays the full 15.5% service fee.

  • The guest does not pay a separate Airbnb service fee.

Note: Hosts are responsible for the full service fee when using a PMS.

Hospitable’s markup feature can be used to offset this cost.

Security of Your Airbnb Account

Hospitable uses secure, token-based authentication to connect to Airbnb.

Your Airbnb credentials are protected and are not stored in plain text.

Access can be revoked at any time from Airbnb’s Connected Services page.


Using Other Software Alongside Hospitable

Only One PMS Allowed

Airbnb allows only one PMS to manage a listing as the source of truth.

If another PMS is connected, Hospitable can only operate in a limited capacity.

Note: You cannot split listings from one Airbnb account across multiple Hospitable accounts.


Preventing Duplicate Automated Messages

If you use automated messaging in multiple systems, guests may receive duplicate messages.

Recommended setup:

  • Configuring automated messages in Hospitable

  • Disabling automated messaging in other connected software

This ensures guests receive one consistent set of communications.


Smart Locks and Airbnb

If you use smart locks with Hospitable, do not connect the same smart lock to both Airbnb and Hospitable.

Connecting a lock to multiple systems can:

  • Create conflicting access codes

  • Cause sync errors

  • Lead to guest access issues

Recommended Setup

  • Removing the lock connection from Airbnb

  • Managing the lock only through Hospitable

When smartlocks are managed through Hospitable:

  • Access codes are generated automatically

  • Codes are created for all guests (not only Airbnb)

  • Messaging and access timing remain consistent across channels

This prevents conflicts and ensures reliable guest access management.
