Managing and Updating Booking.com Listings on Hospitable

Understanding which settings and content you can control in Hospitable vs. the Booking.com Extranet

Once your Booking.com listing is created through Hospitable, most of your listing management happens automatically. However, there are still some features and settings that can only be handled in Booking.com's Extranet.

Note: This article is only relevant for Booking.com listings created on Hospitable. Listings that were created on Booking.com and connected to Hospitable can only be managed in the Booking.com Extranet. We are aiming for full management for all connected listings, regardless of how they were initially created, in the future.

What Hospitable Manages

For managed listings, Hospitable automatically syncs these settings:

Pricing and Availability

Property Details

  • Maximum occupancy.

  • House rules (standard rules only)

  • Facilities and amenities listed below

  • Room and bed details (when available from Airbnb

Content

  • Photos are ynced from your Airbnb listing

  • The property name is synced at the point of creation. Future updates should happen in Booking.com.

Important: Property descriptions are automatically generated by Booking.com based on the listing details. Please contact Booking.com support to request any edits to these.

Facilities and Amenities

Hospitable manages these property facilities:

  • Air conditioning

  • Bar

  • Cleaning chemicals

  • Hot tub

  • Swimming pool

  • Wireless lan

  • Ironing service

  • Game room

  • Indoor fireplace

  • Heating

  • Beach

  • BBQ facilities

  • Garden

  • Terrace

  • Outdoor fireplace

  • Elevator

  • Parking

  • Fitness room

  • Sauna

  • Non-smoking rooms

  • Family rooms

  • Breakfast in the room

Hospitable manages these room amenities:

  • Kitchen

  • Kitchenette

  • Private pool

  • Patio

  • Gym

  • Hot tub

Note: Booking.com requires certain facilities to be explicitly marked as present or missing before a listing can accept reservations. Hospitable automatically manages all required facilities to ensure your listing can go live.

Not managed: Any facilities or amenities not listed above must be set up manually in Booking.com Extranet if needed.

Booking Modes: Request-to-Book vs. Instant Booking

Booking.com supports two booking modes:

  • Instant booking: Guests can book your property immediately without waiting for approval.

  • Request-to-book (RTB): Guests submit booking requests that you must approve before confirmation

Request-to-book is only available for these property types:

  • Apartments

  • Holiday homes

  • Villas

All other property types must use instant booking.

Changing Your Booking Mode

Contact our support team to switch between instant booking and request-to-book (if your property type supports it). We'll help you change this setting as it requires backend configuration.

Note: You cannot change this setting directly in Hospitable or Booking.com Extranet. We plan on making this setting available directly in Hospitable in the future.

What You Manage in Extranet

These settings are not managed by Hospitable and must be configured in Booking.com's Extranet (admin.booking.com):

Financial Settings

  • Payment methods and payout details.

  • Invoice information and billing addresses.

  • Tax settings.

  • Bank account information.

Important: Booking.com doesn't allow third-party apps to access financial settings, so you have to set these up manually.

Content That's Not Synced

  • Additional rules. This is a field for free-text rules to share with your guests. It is not supported by the Booking.com API, so it cannot be managed by Hospitable.
