Configuring how you report and split reservation fees on Owner Statements

Reservation fees include guest fees and host service fees on the reservation. In your reservation commission agreement, you can keep all fees, give them to the owner or customize how each is split between you.

Manager keeps all fees

  • All guest paid fees will be owed to the manager.

  • All host service fees will be paid by the manager.

The total fees owed to manager will be the sum of all fees, including the host service fee. You can customize each statement's columns to show columns for individual fees.

Since the manager is responsible for paying the host service fee, and receives all guest fees, gross fees will be reported on the owner statement.

If you need more advanced options, you can choose to customize how you report fees to your owner, and how you split them with your owner.

Report net fees

βœ… Reporting net fees is recommended to ensure that the amount due to the owner or manager aligns with what was received in the reservation payout after the channel deducts host service fees from every fee.

Report net fees is enabled by default, and ensures that the amount you received for a fee in the reservation payout aligns with the amounts split between you and your owner in the Owner Statement. Net fees are reported by default, and will apply in either of the following scenarios:

  • When your commissionable base (what you charge commission on) is customized to include the host service fee.

  • When you choose Custom under Reservation fees and share one or more fees with your owner.

The party that is responsible for paying the host service fee will receive a portion of each guest fee, equivalent to the host service fee deducted by the platform. This ensures that the party responsible for paying the host service fee is not unintentionally penalized for any increase on a fee that was applied to offset the service fee.

Report gross fees

⚠️ Reporting gross fees on Owner Statements is not recommended, but remains available for hosts who want to customize fee reporting in this way. Please ensure you understand the impacts of disabling net fee reporting, outlined below.

You can disable Report net fees if you want to report gross fees instead, by toggling off "report net fees" in the reservation fee section of your commission agreement. Note: this is only an option if you have a custom split between manager and owner.

Reporting gross fees means that the fees split between you and your owner will be in the amount that the guest paid, not the amount you received in your reservation payout after the channel deducted host service fees from the fee.

In this example, the Owner pays more than necessary to the Manager: $115.50 for the cleaning fee and host service fee on the cleaning fee. The Manager is overpaid, and the Owner loses $15.50.


Example 2: Manager is responsible for the host service fee, and the Owner receives 100% of all other fees. The channel charges a 15.5% host service fee. Gross fees reported on statement.
