💡A new official Vrbo integration is coming soon. Hospitable is rolling out an official API-based Vrbo integration that will replace the current Chrome extension connection. Currently, the Hospitable connection with Vrbo is not considered a PMS connection.
If you're considering switching property management software (PMS) providers, you may want to wait for the official integration. Switching from one PMS connection to another PMS will:
Offer a more stable, fully managed connection without a Chrome extension.
More easily facilitate migrating your reservations and full financials from Vrbo to Hospitable.
If you're currently managing your Vrbo listings through another property management software and want to switch to Hospitable, there are several things you should plan for before making the move.
This guide is not a step-by-step connection walkthrough. Instead, it covers the key considerations, limitations, and preparation steps that will help you make a smooth transition.

Before You Switch: Key Considerations
💡Note: If you do not currently use a different PMS with your Vrbo account, this article is not relevant to you!
1. Understand How the Hospitable–Vrbo Connection Works
Hospitable currently connects to Vrbo using a Chrome extension. This is not the same as a direct API integration — it requires Google Chrome and works by maintaining an authenticated session between your Vrbo account and Hospitable.
What this means for you:
You must use Google Chrome as your browser.
The Chrome extension must remain installed, and your Vrbo session must stay logged in.
You do not need to keep Chrome open at all times, but you should not log out of Vrbo in the Chrome profile where the extension is installed.
If you manage multiple Vrbo accounts, each one needs its own Chrome profile with a separate extension installation. Switching Vrbo accounts within a single Chrome profile will disconnect the previous one.

2. Know What Hospitable Will and Won't Receive from Vrbo
Because the current connection is unofficial, there are important limitations compared to what you may be used to with a fully integrated PMS.
What Hospitable will receive:
Active reservations (detected through inbox polling, typically within 4–10 minutes)
Guest messages
Listing details
What Hospitable will NOT receive or may receive with delays:
Reservation alterations or cancellations made through your previous PMS may take up to 24–48 hours for Vrbo to detect and relay
Detailed financial breakdowns from your previous PMS (taxes collected, cleaning fees, channel fees, etc.) — these are not transferred automatically
⚠️Important: If your previous PMS was processing payments, removing that PMS connection on Vrbo may cause reservations handled by that PMS to be removed from the Vrbo calendar. This means Hospitable will not be able to pull in those reservations from Vrbo. This can lead to double bookings.
3. Preserve Your Reservation Financials
When you switch PMS providers, your historical reservation data — including financial details like nightly rates, taxes, cleaning fees, and payouts — does not transfer automatically to Hospitable.
To preserve this information:
Export a CSV file of your full reservation details and financials from your current PMS before disconnecting. Most PMS platforms offer a reservation export feature — look for it in your reports or reservations section.
Contact Hospitable support and request that they recreate those reservations in Hospitable via CSV import. This ensures your booking history and financial records are preserved within Hospitable for reporting and reference.
💡Tip: Export your data from your old PMS before disconnecting it from Vrbo. Once you disconnect, you may lose access to historical reports and reservation details in that platform.
Hospitable will not receive this financial data from Vrbo!
4. Prepare Your Current PMS Before Disconnecting
Before you make the switch:
Disable all automated messages in your current PMS for your Vrbo listings. If both your old PMS and Hospitable send automated messages, guests will receive duplicates.
Note any calendar blocks, pricing rules, or minimum-night settings you've configured. These will need to be manually recreated in Hospitable.
Check for active pricing tools. If your current PMS uses a dynamic pricing integration (e.g., PriceLabs, Wheelhouse), you'll need to reconnect that tool to Hospitable or set up Hospitable's built-in Dynamic Pricing.
Review Vrbo's own messaging templates. Vrbo has its own automated message templates (found under Inbox → Templates in your Vrbo Owner Dashboard). If these are enabled, disable them to avoid duplicate guest communications once Hospitable is connected.
5. Decommissioning Your Old PMS on Vrbo
Before switching from your old PMS to Hospitable, you need to "decommission" your old PMS connection on Vrbo.
What this means is completely disconnecting the listings from that old PMS.
Contact your old PMS and formally disconnect your Vrbo listings from their platform.
Alternatively, contact Vrbo support and request removal of the old PMS connection. Be very specific: tell them you want to keep your existing listings active. You do not need to mention that you are switching to a different PMS.
Verify in your Vrbo dashboard that the old PMS is no longer listed as connected.
🚨Critical: Be explicit with Vrbo that you want to continue using your existing listings. If not stated clearly, Vrbo support may deactivate or archive your listings.
6. Be Aware of "Calendar Restricted" Status
When Hospitable detects that your Vrbo listing is connected to a property management software the listing's calendar will be put in a Calendar Restricted state.
This will happen if:
You didn't disconnect your old PMS from your Vrbo account before connecting it to Hospitable.
If you disconnected your PMS from your Vrbo account only moments before connecting it to Hospitable (it can sometimes take a few hours for Vrbo to update their API).
This means:
Hospitable cannot push any information to your Vrbo calendar.
Hospitable cannot pull in any information from your Vrbo calendar.
This restriction will not be automatically removed.
If this happens after connecting Hospitable and removing the previous PMS connection from Vrbo, contact Hospitable support via chat and ask for the calendar restriction to be removed from your Vrbo channel.

7. After the Switch: What to Verify
Once you've connected to Hospitable and disconnected your old PMS:
Check your calendar — make sure all current and upcoming Vrbo reservations appear in Hospitable.
Verify Vrbo calendar — make sure all current and upcoming reservations on Hospitable appear on Vrbo.
Test availability sync — block a date in Hospitable and confirm it reflects on Vrbo.
Set up automated messages in Hospitable for your Vrbo listings.
Configure pricing and calendar rules as needed.
Consider disabling Instant Booking on Vrbo temporarily until you're confident everything is syncing properly. Re-enable it once you're satisfied.
