Listing Management: Per-Channel Push Behavior and Limitations

Understand how listing settings, content, pricing, and policies are managed across Airbnb, Booking.com, Vrbo Partner, Vrbo Legacy, and Direct.

Hospitable manages listing content and settings differently depending on the booking channel. While many settings can be managed directly from Hospitable, some channels have their own limitations, restrictions, or fields that must be managed outside Hospitable.

This article provides a high-level overview of what Hospitable manages on each channel and highlights important channel-specific limitations.

What Hospitable Manages

Hospitable supports management of:

  • Property details

  • Listing descriptions

  • House rules

  • Photos

  • Amenities

Airbnb-Specific Limitations

Check-Out Tasks

Check-out tasks are an Airbnb-specific feature and are only used by Airbnb.

Availability Window Behavior

Airbnb does not support an 18-month availability window. If you select 18 months in Hospitable, Airbnb stores the closest supported value.

Discounts

Hospitable does not manage Airbnb discounts.

Manage Airbnb discounts directly in Airbnb, including:

  • Weekly discounts

  • Monthly discounts

  • Date-specific promotions

  • Rule-set discounts

Languages

Languages are pulled from Airbnb and are currently read-only in Hospitable.


Booking.com

What Hospitable Manages

Hospitable supports management of:

  • Pricing

  • Availability

  • Photos

  • Amenities

  • House rule settings

  • Cancellation policies

  • Booking mode

Booking.com-Specific Limitations

Listing Descriptions

Booking.com does not use Hospitable descriptions.

Instead, Booking.com generates listing descriptions from structured property information.

To update a Booking.com-generated description, contact Booking.com Partner Support.

House Rules

Booking.com supports predefined rule settings such as:

  • Pets

  • Smoking

  • Events

  • Children

  • Maximum guests

  • Check-in and check-out times

  • Quiet hours

  • Curfew

Additional custom house rule text is managed through Booking.com's Special Conditions field, which is not currently available in Hospitable.

Minimum Stay Settings

Hospitable currently pushes a single minimum stay value to both Booking.com minimum stay fields:

  • Minimum Stay From Arrival

  • Minimum Length of Stay

These values cannot currently be configured independently through Hospitable.

Booking Mode Restrictions

Booking.com supports:

  • Instant Book

  • Request to Book

Request to Book is only available for:

  • Apartments

  • Holiday Homes

  • Villas

If a Booking.com listing was created with Instant Book enabled before connecting a PMS, Booking.com does not allow the listing to be switched to Request to Book after connection.

Pet Fees

Pet fees cannot currently be managed through Hospitable and must be configured in the Booking.com Extranet.


Vrbo Partner

What Hospitable Manages

Hospitable supports management of:

  • Listing creation

  • Property descriptions

  • Photos

  • Amenities

  • Pricing

  • Fees

  • House rules

  • Availability

  • Booking settings

  • Cancellation policies

  • Discounts

Vrbo House Rule Limitations

Vrbo uses a different house rule format than Airbnb and Direct.

For Vrbo Partner listings:

  • A maximum of 3 custom house rules is supported

  • Custom rule notes are limited to 50 characters each

  • Long-form house rule content may be shortened or truncated to fit Vrbo's format

Description Behavior

Vrbo uses a dedicated Vrbo description field.

Unlike Airbnb, Vrbo combines listing content into a single description and applies its own validation rules.

Discounts

Vrbo discounts are managed through Properties → Discounts.

Supported discount types include:

  • Early Booking

  • Last Minute

  • Weekly

  • Monthly

  • Mobile-Only

  • OneKey / Preferred Guest

  • New Listing

  • Blocked Dates

Vrbo discounts support percentage-based discounts only. Fixed-amount discounts are not supported.

Existing discounts configured directly in Vrbo are removed when a listing is connected to the Vrbo Partner integration. Review and recreate any required discounts in Hospitable after connecting.

Additional Vrbo discount behavior:

  • Discounts do not stack

  • The largest applicable discount is applied

  • Vrbo dashboard discount settings become effectively read-only after connection

Booking Mode Restrictions

Vrbo supports:

  • Instant Book

  • Request to Book

Vrbo's "Instant Book for early requests" setting is not supported.

Hospitable enforces the booking mode configured in Hospitable and may overwrite conflicting settings changed directly in Vrbo.

Listing Visibility

Vrbo provides separate Pause and Hide listing options.

In Hospitable, both states are represented as a single Unlisted status.

Connection and Upgrade Behavior

When a property is connected, upgraded from Legacy, or merged into the Vrbo Partner integration, Hospitable does not immediately overwrite listing content on Vrbo.

Instead:

  • Existing Vrbo values are imported into Hospitable as channel-specific values

  • Future edits made in Hospitable are pushed to Vrbo

Reviews

Vrbo reviews are managed directly on Vrbo and are not currently surfaced in Hospitable.


Vrbo Legacy

What Hospitable Manages

Vrbo Legacy supports calendar synchronization only.

Supported settings include:

  • Availability

  • Nightly pricing

  • Minimum stay requirements

  • Check-in restrictions

  • Check-out restrictions

Limitations

Vrbo Legacy does not support:

  • Listing creation

  • Photos

  • Amenities

  • Fees

  • Discounts

  • Cancellation policies

  • Booking mode management

  • Listing content management

Unlike Vrbo Partner, hosts can continue making manual listing and calendar changes directly in Vrbo while using the Legacy connection.


Direct

What Hospitable Manages

Hospitable supports management of:

  • Listing content

  • Photos

  • Amenities

  • Pricing

  • Availability

  • House rules

  • Booking settings

  • Discounts

Direct Discounts

Direct booking discounts are managed through Properties → Pricing.

Supported discount types include:

  • Weekly

  • Monthly

  • Early Bird

  • Last Minute

Unlike Vrbo discounts, Direct discount rules can be combined.

Guest Resources

The following resources can be shared through Direct bookings:

  • Guidebooks

  • Rental agreements

  • Upsells

These resources are available through the Direct booking experience and guest messaging shortcodes.

Read-Only and Informational Fields

Some listing fields are displayed in Hospitable but cannot currently be edited.

These include:

  • Bed counts

  • Bedroom counts

  • Bathroom counts

  • Room counts

  • Languages imported from Airbnb

Property tags are internal to Hospitable and are not pushed to any booking channel.


Frequently Asked Questions

Why doesn't my Booking.com description match what I entered in Hospitable?

Booking.com generates listing descriptions from structured property data rather than using Hospitable's description fields.

Why are my Vrbo house rules shorter than what I entered?

Vrbo limits listings to a maximum of 3 custom house rules and limits custom rule notes to 50 characters each.

Why did my discounts disappear after connecting Vrbo?

Vrbo removes existing discounts when a listing is connected to the Vrbo Partner integration. Recreate any required discounts in Hospitable after connecting.

Why does Booking.com show the same value for Minimum Stay From Arrival and Minimum Length of Stay?

Hospitable currently uses a single minimum stay setting for both Booking.com fields.

Why can't I switch my Booking.com listing from Instant Book to Request to Book?

If the listing was created with Instant Book enabled before connecting a PMS, Booking.com does not allow the booking mode to be changed after connection.

Can I manage Airbnb discounts in Hospitable?

No. Airbnb discounts must be managed directly in Airbnb.

What's the difference between Vrbo Partner and Vrbo Legacy?

Vrbo Partner supports full listing management through Hospitable, including content, photos, amenities, discounts, fees, and booking settings.

Vrbo Legacy only supports calendar synchronization and limited pricing controls.
