Property: Pricing Page

How the “Pricing” page on your property works, where information is pulled in from, and where we push that information out to.

How to navigate to the Pricing page

To navigate to the “Pricing” page, go to:

  1. Hospitable > Properties

  2. Select your property.

  3. Click on the “Pricing” page on the left-hand side menu.

This will land you on the “Base price” page.

What sections can I find on the Property Pricing page?

To simplify your property pricing management, the “Pricing” page is split into six sub-pages:

The Base price sub-page

The Base price page section is where you set basic property pricing details, such as:

  • Dynamic pricing: See whether or not Hospitable’s Dynamic pricing feature is enabled for your property and set it up if it isn’t.

  • Base price: Your base listing price per night, broken down to:

    • Nightly rate: Base nightly rate for all nights of the week, unless you have set a Weekend rate.

    • Weekend rate: Base nightly rate for weekend nights. This refers to Fridays and Saturdays. Sunday nights are not counted as weekend nights.

    Base rates are pushed out to all listings on your property.

  • Listing markups: The percentage markup which gets added to any prices pushed from the Hospitable calendar to your listings. The markup is also applied to any fees pushed from Hospitable to your listings. Markups are broken down by listing platform and can be set at different rates for your different platforms. The Occupancy based sub-page

The Occupancy based page section is where you set pricing based on occupancy: How many guests are included with the booking, what the maximum number of guests is, and how many are staying.

  • Guests included: The number of guests included in the booking. If this number is lower than your Maximum occupancy number, then an Extra guest fee will apply to each guest that exceeds this number, up to the maximum occupancy number. This is pushed to all listings on your property and can be set to different numbers per booking channel.

  • Extra guest fee: This is the amount charged for all guests exceeding the Guests included, up to the Maximum occupancy number. This is pushed out to all listings on the property and can be set to different amounts per booking channel.

  • Maximum occupancy: The maximum number of guests your property accommodates. This is pushed out to all listings on your property and can be set to different maximums per booking channel.

All three can be set per booking channel.

  • Press "Edit by channel" to set different values for each booking channel.

  • Press "Use one value" to set all booking channels to the same value.

  • Press "Reset to default" under the input field for a particular channel to automatically reset it to the value above the channel selection values.

The Fees sub-page

The Fees page section is where you set the fees for your property.

The fees Hospitable offers and allows you to manage are:

  • Cleaning fee

  • Linens fee

  • Resort fee

  • Management fee

  • Community fee

  • Pet fee

Fees are pushed to Airbnb, Booking.com, and Direct.

All fees, except for the Pet fee, are pushed to all three channels; the pet fee is not pushed to Booking.com.

A note on fee settings options

Some fee fields offer optimisation options such as choosing whether a fee is “Per stay” or “Per Night”, and whether a fee should be a percentage of the reservation total, or a fixed price.

You can see the settings options next to each fee field and set them to your liking.

Fee settings options are:

  • The amount can be selected either by entering a currency amount or a percentage.

  • The frequency (per stay, per guest, per night, per guest per night, per pet per stay, or per pet per night).

Note: Not all of the above options are available for all fees. You can view the available setting options in the UI on the Property > Pricing > Fees page.

  • Press "Edit by channel" to set different values for each booking channel.

  • Press "Use one value" to set all booking channels to the same value.

  • Press "Reset to default" under the input field for a particular channel to automatically reset it to the value above the channel selection values.

The Discounts sub-page

The Discounts page section is where you set the discounts for your property.

At the moment, discounts in listing management are limited. Hospitable will build out more comprehensive controls and settings for discounts in the future.

Discounts we currently manage are:

  • Airbnb:

    • Weekly discount

    • Monthly discount

    • Early bird discount

    • Last minute discount

  • Direct:

    • Weekly discount

    • Monthly discount

    • Early bird discount

    • Last minute discount

Hospitable does not currently support discounts for Booking.com.

The Security deposits sub-page

The Security deposits page section is where you set the security deposit amount and conditions for your property.

  • Who collects the deposit from guests? Here, you set how you want deposits to be collected, or if you want to skip collecting them altogether.

    • Hospitable collects and refunds it: Take full advantage of Hospitable’s security deposit feature and rest easy knowing this is taken care of for you. You can read more about that here (link to article on security deposits)

    • I’ll collect it myself: Guests will be shown the amount due in security deposits, and you handle payment directly with the guest.

    • Leave my booking unsecured: Use this option if you do not want to collect a security deposit from your guests.

  • Deposit amount: Set the amount of your security deposit. This will be pushed to all listings on your property. You can set different security deposit amounts per booking channel.

    • Press "Edit by channel" to set different values for each booking channel.

    • Press "Use one value" to set all booking channels to the same value.

    • Press "Reset to default" under the input field for a particular channel to automatically reset it to the value above the channel selection values.

  • Payout method: Select the payout method you want to be paid out to for claimed security deposits. Learn how to set up a payout method here.

The Taxes sub-page

The Taxes page section is where you set the taxes for your Direct booking listing for the property. Here, you can add new taxes that need to be considered for your Direct booking listing if you use the Direct Basic plan. You can also edit taxes that have already been set up or delete ones you no longer need/want.

Click “Add tax” to start creating a new tax.

🚨Note: Taxes are only editable if you have a Direct booking listing on the Direct Basic plan!
