Everything You Need to Know About Airbnb and Hospitable

Understand how Hospitable’s Airbnb integration works and what to expect when managing your Airbnb listings

Hospitable is an official Airbnb integration partner, which means your Airbnb listings can be securely and reliably managed directly from Hospitable. This article explains how the integration works, what you can manage from Hospitable, and important limitations to be aware of.

With Hospitable’s official Airbnb integration, you can:

  • Message guests in real time from the Hospitable inbox

  • Review guests and reply to guest reviews

  • Manage listing descriptions, details, and settings

  • Manage calendar pricing and availability

  • Manage fees and availability rules

  • Invite co-hosts to connect directly to your Hospitable account


Hospitable as the PMS (Source of Truth)

Hospitable acts as the property management software (PMS) for Airbnb.

When the connection is fully set up:

  • A green PMS badge appears next to the Airbnb channel on the Connected accounts page

  • A Fully managed badge appears inside the property in Hospitable

If you see a calendar restriction instead of the green "PMS" badge, then you may need to update or change your Airbnb setup in order for your listings to be fully managed by Hospitable.

Once Hospitable is set as the PMS:

  • Hospitable becomes the source of truth for listing details and calendar data

  • Changes should be made in Hospitable

  • Updates made in Hospitable are pushed to Airbnb automatically

Airbnb allows only one PMS to be the source of truth.


What You Can Manage for Airbnb in Hospitable

Listing Details and Settings

Hosts can manage the following Airbnb listing items from Hospitable:


Calendar, Pricing, and Availability

Hosts can manage the following Airbnb calendar settings from Hospitable:

Discounts cannot be managed directly in Hospitable for Airbnb. Discounts can be set using rule sets and pushed to Airbnb, or configured directly on Airbnb.


Locked Airbnb Fields (Attribute Locking)

Airbnb uses attribute locking, which prevents certain listing fields from being updated via API.

Locked fields can be unlocked to restore control to Hospitable. Learn more about locked fields here.


Co-Hosted Airbnb Accounts

Hospitable supports both:

  • Primary host Airbnb accounts

  • Co-hosted Airbnb accounts

Airbnb requires the listing owner's Airbnb account to be connected to the same Hospitable account as the co-hosted listing. Learn more here.

If only a co-hosted listing is connected:

  • Guest messaging may not work correctly

  • Listing details may not sync

  • Calendar syncing may be incomplete

Multiple Airbnb channels can be connected to a single Hospitable account.


Sending Messages From a Co-Hosted Account

Hosts can choose to send messages from a co-hosted Airbnb account instead of the listing admin account. Find instructions for setting this up here.


Airbnb Video Messages in the Hospitable Inbox

Hospitable supports Airbnb video messages in the inbox.

  • Video messages sent by Airbnb guests are visible in Hospitable

  • Videos appear directly inside the conversation thread

Airbnb Security Deposits

Airbnb only allows hosts who use a PMS to collect security deposits, and it must be set up via the PMS and communicated to Airbnb.

Hospitable offers two ways to collect Security Deposits:


Airbnb Host-Only Service Fee

Since October 27, 2025, all hosts using a PMS (including Hospitable) have transitioned to Airbnb’s host-only fee structure. You can learn more about this fee on Airbnb.

With a host-only fee, you can gain a competitive advantage as the total fee is 15.5% (paid by the host), whereas the split fee between host and guest can be as high as 19.5%.

The host is responsible for paying the full service fee. We highly recommend using Hospitable's markup feature to offset this cost.

Security of Your Airbnb Account

Security is paramount to our business, as it is for yours. We have designed a system that protects your booking channel credentials, which is detailed on our data security page. Hospitable uses secure, token-based authentication to protect Airbnb credentials.

Access can be revoked at any time by removing access on Airbnb's connected services page.


Using Other Software Alongside Hospitable

Only One PMS Is Allowed

Airbnb allows only one PMS to manage a listing as the source of truth. Hospitable can be connected in a limited capacity if another PMS is used for listing management.

It is not possible to manage some listings on one Hospitable account and others on a different Hospitable account.


Preventing Duplicate Automated Messages

Hospitable offers several features related to automated guest messaging. For this reason, we recommend configuring automated messages in Hospitable, then disabling automated messaging in any other connected software.

This ensures guests receive a single, consistent set of messages.


Smart Locks and Airbnb Connections

If you use smart locks with Hospitable, do not connect the same lock to both Hospitable and Airbnb.

Connecting a smart lock to multiple systems can:

  • Create conflicting access codes

  • Cause sync errors

  • Lead to guest access issues and confusion

Recommended setup

Hospitable recommends:

  • Removing the smart lock connection from Airbnb

  • Connecting and managing the lock only through Hospitable

When smart locks are managed through Hospitable:

  • Hospitable generates and manages access codes automatically

  • Codes are created for all guests, not just Airbnb reservations

  • Messaging, access timing, and code rotation stay consistent across channels

This ensures reliable access management and avoids conflicts between platforms.
