Our pricing structure is comprised of two key elements:
1. Base Subscription
All users on paid plans will have their base subscription fee charged as long as their subscription remains active (not canceled or paused).
You will be charged the base subscription fee even if all properties are muted or inactive. This ensures uninterrupted access to your Hospitable account.
2. Add-Ons:
Depending on usage, additional charges may apply:
Active Properties Add-On
Paid plans include a set number of active properties. If you exceed that number, additional active properties are billed at your plan’s per-property rate. These charges apply only to active properties.
Additional Feature Add-Ons
Some features may include extra fees, such as:
Additional smart devices beyond the included limit

Seasonality Discount¹
All paid plans’ base prices include a set number of active properties:
Host Plan: 1 property
Professional Plan: 2 properties
Mogul Plan: 3 properties
Additional properties are billed per active property at the rate associated with your plan (see table above). These fees are only charged for active properties.
Example (Professional Plan):
If you manage four active properties:
Two properties are included in the base price of $59
Two additional active properties at $15 each
Total plan price: $89
For Host, Professional, Mogul, and Legacy plans: The base subscription price is always charged as long as your subscription is active, even if no properties are active.
The Essentials Plan is different because it includes unlimited properties with no per-property add-on fees. Active property billing does not apply.
No Onboarding Fees²
To schedule a free orientation during your trial period, click on the ? next to your profile photo and then choose “Book an Orientation.” Self-serve onboarding is also available.
Prefer a guided setup?
Paid onboarding is offered, but not required. If you prefer a hands-on guide in a 1:1 setting, Rapid Rollout is our guided onboarding program. It includes:

Dynamic Pricing³
For the Host, Professional, and Mogul plans:
Dynamic Pricing is included for all active properties (properties with at least one check-in during the billing cycle). If a property has no check-ins during the billing cycle and Dynamic Pricing was enabled at any point, an add-on fee of $10 USD (or the local equivalent) will be charged.
For Essentials plan:
Dynamic pricing includes a free trial for your first 3 bookings or your first 30 days (whichever comes first). Once a dynamic pricing trial has started, it cannot be paused or restarted later. After the free trial, dynamic pricing has a fee of $15 per property per month.
For Legacy plan:
Dynamic pricing is preview only. In order to activate it, you must upgrade plans.
The Essentials Plan is Hospitable's free-forever plan — it's not a trial. There is no base subscription fee and no active property charges. Some features include processing fees (e.g., upsells at 10%, security deposits at 2%). Dynamic Pricing is available as a paid add-on at $15/month per property (with a free trial for the first 3 bookings, up to 30 days).
Certain features — such as API access, integrations (including external pricing software like Pricelabs), smart devices (including smart locks and thermostats), and advanced AI features, like Auto Replies and Issue Alerts — require hosts to upgrade to a paid plan.

Changing Your Plan
You can upgrade or downgrade your plan at any time from Settings → Plans & billing.
Upgrades take effect immediately.
Downgrades may result in the loss of features not included in the lower plan.
Downgrading to Essentials takes effect at the end of the current billing cycle. Features not included in Essentials will be disabled at that time.
Annual plan holders:
Upgrading: Can be done at any point during the 12-month billing cycle. The upgrades will take effect immediately, and a pro-rated charge for the difference in the two plans will be charged to your primary payment method.
Downgrading: Can only be done at the end of the 12-month billing period. Pro-rated refunds for downgrading an annual plan are not available.

Understanding Direct Booking Plans
Direct Booking is an additional feature layered onto the subscription plans. Here's how it works:
Host & Essentials Plan: Direct Booking not available.
Professional and Mogul Plans:
Direct Basic Booking Plan: 1% commission.
Direct Premium Booking Plan: 4% commission + 3% processing fee (applies per booking).
The Direct booking commission percentages are independent of the subscription fee.
Legacy Subscription Plan
If your subscription started prior to May 1, 2024, and you have not upgraded, you may be on the Legacy Plan.

Legacy users are charged add-on fees for each property published on Direct Booking sites or widgets (see pricing details here), as well as for each connected smart device.
Annual vs. Monthly Billing
Hospitable offers two types of billing options: Monthly or Annual.
Monthly billing: You are charged each month. You can cancel at any time, and your subscription ends at the end of the current monthly period.
Annual billing: You pay upfront for 12 months at a discounted rate. This is a 12-month commitment. Cancellation takes effect at the end of the 12-month term.
Annual plans offer a discount but are non-refundable. If you're unsure about long-term use, consider starting with a monthly plan.
Annual Subscription Plans
Hosts on Host, Professional, and Mogul plans can switch to annual billing. Annual billing provides a 12% discount on the standard rate of your plan.
Overview of the 12% Annual Discount
The discount applies only to upfront annual billing.
The discount remains available as long as annual pricing terms remain unchanged.
It applies to the standard base price (not previously discounted rates). Example (Professional Plan):
$59 × 12 months = annual base
12% discount applied to that total
The discount applies to all prepaid, active properties you include in the upfront annual commitment.
VAT and other taxes will be added to the discounted rate.
Understanding Overages on the Annual Plan
When you subscribe annually, you prepay for a set number of properties for the full year. If you exceed that number during the year, overages apply.
What Are Overages?
An overage occurs when:
Active properties exceed your annual plan allowance
Smart devices exceed the included device limit
Examples:
Active Properties:
You prepay for 10 properties.
Mid-year, you add an 11th property.
You are charged an overage at the regular monthly add-on rate for the remaining months of the annual term (or as long as the 11th property remains active).
Smart devices:
Professional annual plan: If you have 10 properties, you are allotted 20 included devices (2 devices per active property)
If you add a 21st device, you are charged for the extra device according to the regular monthly add-on rate of your plan's pricing for the remainder of the annual term (or as long as the 21st device remains matched to a property).
Reach out to your Customer Success contact or our Support team to discuss upgrading the number of included properties in your annual plan.
How are overages billed?
Overage charges are prorated.
You pay only for the time the additional property or device is active.
Charges typically appear on a new invoice at the end of the monthly billing cycle.
If you later remove a property or device, charges adjust automatically.
What if I have fewer active properties than I committed to?
If you have fewer active properties than your committed amount in your annual billing cycle, Hospitable issues a credit note for the unused properties, valued at the discounted annual per-property rate. These credits accumulate and are applied to your next renewal or other charges.
Credits from under-usage are applied to future invoices. If you do not renew your annual plan and have unused credits, they will not be refunded as cash.
Can I upgrade mid-cycle?
Yes. You can upgrade your plan or increase the number of committed properties at any time during your annual term. Changes are prorated for the remainder of your term. Reach out to your customer success team contact or support for assistance..
Can I cancel or downgrade mid-cycle?
Annual plans cannot be canceled for a refund mid-term. The 12% discount is offered in exchange for the full 12-month commitment.
What happens when I switch from monthly to annual?
When you switch from a monthly plan to an annual plan, a new annual subscription is created and your old monthly subscription is canceled. You may receive a cancellation email — this refers to the old monthly subscription and can be safely ignored.
To confirm your subscription status, go to Settings → Plans & billing → Your plan. If your annual subscription shows as active, everything is in order.
Switch to an Annual Subscription
Option 1: Self-serve via Your Account
Log in using a desktop device or in the web browser on your mobile device (plan changes cannot be made from the mobile app).
Go to Settings ⚙️ > Plans & billing > Your Plan.
Select Check your savings under Annual billing, then choose the number of properties you wish to include in your plan > Continue.
Make sure to confirm your changes until the upgrade is complete.
Option 2: Speak to sales
If you prefer additional help, go to Settings ⚙️ > Plans & billing > Your Plan > select Contact Sales.
Please note that annual subscriptions are non‐refundable.

An active property is any property that meets at least one of the following criteria during a billing cycle:
Had at least one check-in, and/or
Had Dynamic Pricing enabled at any point
How active properties are billed
Your base subscription is charged as long as your subscription remains active.
Property add-ons are only charged for properties that qualify as active during the billing cycle.
If a property is listed on multiple platforms (for example, Airbnb and Vrbo), Hospitable counts it as one active property for billing purposes as long as the listings are merged. This prevents duplicate charges for the same property.
Dynamic Pricing–only activity (Host, Professional and Mogul plans only)
If a property is considered active only because Dynamic Pricing was enabled (there were no check-ins during the billing cycle), the active property add-on fee is $10 USD (or the equivalent in your local currency).

Host Plan
Choose this if you need basic property management tools, such as listing synchronization. The Host Plan supports a maximum of 2 properties.Professional Plan

⚠️ Important: If you leave the Legacy Plan for any reason — including upgrading to Host, Professional, or Mogul, cancellation, or unexpected payment failure — the system will not allow you to return to the Legacy Plan. This is a permanent, system-level restriction with no exceptions. We strongly recommend keeping your payment method up to date if you are on the Legacy Plan.

Host ($39/mo) — The Host plan supports up to 2 properties ($29 base + $10 for the second property), but it does not include smart device support. If you need smart locks, you'll need to upgrade to Professional or Mogul.
Professional ($89/mo) — The Professional plan includes 2 properties in its $59 base price and comes with 2 smart devices per property (4 total). You'd need 6 additional devices at $5 each ($30), bringing your total to $89/mo.
Mogul ($109/mo) — The Mogul plan includes 3 properties in its $99 base price and comes with 4 smart devices per property (8 total). You'd need only 2 additional devices at $5 each ($10), bringing your total to $109/mo.
Our recommendation: For 2 properties and 10 smart locks, the Professional plan at $89/mo is the most cost-effective choice. It saves you $20/mo compared to Mogul while fully supporting all your smart locks. However, if you also need Mogul-exclusive features like owner portals, owner statements, or advanced AI tools, the $20 difference may be worth it.

When you add a payment method to your Hospitable account, an authorization hold may be placed on your card. This is a temporary hold used to verify the card's validity and is not an actual charge. However, your bank may display this hold as a pending transaction. Typically, you may see:

Authorization holds are usually released by your bank within a few days. If you notice additional holds or pending transactions that do not clear, it is recommended to contact your bank for further clarification.

Hospitable does not convert subscription prices into your local currency. Subscriptions are available in a limited number of currencies, and pricing is set individually for each one. For example, the Host Plan starts at:
