⚠️ When to use this article — please read first

This article covers only how to create a brand-new Booking.com listing through Hospitable, for properties which do not yet have a listing on Booking.com.

Do not use this article if you are trying to:

With Hospitable's listing management, you can create and publish Booking.com listings directly from your Hospitable account — without having to manually set everything up in the Booking.com Extranet first.

If you don't already have a Booking.com Partner account, Hospitable can create one for you as part of this flow.

Before You Start

Requirements:

  • You need an existing Airbnb listing connected to Hospitable. This feature currently relies on Airbnb listing data, so you cannot create a Booking.com listing from a property that only includes a Vrbo or Direct listing.

  • Your Airbnb listing should be complete and accurate — correct room and bed configuration, address, photos, and amenities — before you start. Hospitable uses this data to build your Booking.com listing.

  • The property must have a kitchen or kitchenette. Booking.com does not accept listings without one through this flow.

  • Only primary users on the Hospitable account can create listings. Secondary users cannot use this flow at this time.

  • A valid payment method must be added to your Hospitable account.

ℹ️ This feature is currently in public beta.

Do you need a Booking.com account already?

No, you do not need a pre-existing Booking.com Partner account to use this flow.

During setup, you'll be asked to choose between two options:

  • Use my existing Booking.com account — pick this if you already have a Booking.com Partner account you'd like to create the new listing under.

  • Create a new account — pick this if you don't have a Booking.com Partner account yet. Hospitable will create one for you using the email address you provide. Booking.com will then email you a partner agreement and ask you to complete your invoice/finance details before the listing can go live.

Creating Your Listing

Step 1: Start the Creation Process

  1. Go to Properties in your Hospitable account.

  2. Select the property you want to list on Booking.com.

  3. Click Continue next to "List on Booking.com."

⚠️ Note: If you don't see the "List on Booking.com" option on your property page, check that:

  1. Your Hospitable account has a valid payment method.

  2. You are signed in as the primary user.

  3. The property has a published Airbnb listing connected.

Step 2: Follow the Setup Flow

  1. Choose between "Use my existing Booking.com account" or "Create a new account."

    1. Use my existing Booking.com account — select one of your previously connected Booking.com accounts.

    2. Create a new account — enter an email address and confirm your name. Hospitable will create a new Booking.com Partner account under that email as part of the listing-creation process.

  2. Click Continue.

  3. Follow the setup flow, and complete all the detail fields required.

If you receive an error at this step, see the Errors During Listing Creation section below.

Step 3: Choose Your Booking Mode

Booking.com offers two booking modes:

  • Instant booking — guests can book your property immediately, without needing your review or approval.

  • Request to book — you review and approve each booking request before it becomes a confirmed reservation.

If your property falls under one of these categories, your booking mode will be set to request to book by default:

  • Apartments

  • Holiday homes

  • Villas

Learn more about Request to Book in Booking.com's partner hub.

See instructions on how to switch between Instant booking and Request to book here: Property: Availability Settings Page

Logging Into Booking.com for the First Time

If Hospitable created your Booking.com Partner account for you, you'll need to set a password before you can sign in to the Booking.com Extranet:

  1. Enter the email address you used during the Hospitable flow.

  2. Click "Forgotten your password?".

  3. Follow the reset instructions sent to your email.

Once your password is set, you can sign in to the Extranet to review your listing, sign the partner agreement, and complete your finance details.

Next Steps After Creating Your Listing

Your listing is created in an unpublished state. Guests won't see it on Booking.com until you complete the steps below.

  1. Sign the Booking.com partner agreement (if you haven't already) — you'll receive an email from Booking.com with the subject "Booking.com — Start partner account registration." The listing cannot go live until this agreement is signed.

  2. Set up your financial details in the Booking.com Extranet — these are required for Booking.com to pay you out.

    1. See more about Payments by Booking.com here: Setting up Payments By Booking.com.

  3. Review your listing in the Booking.com Extranet at admin.booking.com to confirm everything is correct before going live.
